The development consists of a 3 storey apartment building with a total building footprint of 475.5 m2 and a Gross Floor Area of 1,909.2 m2. The building is oriented from East to West, with the building entrance on Kirkwood Ave. It contains 22 apartment and 12 underground parking spaces in the basement level.

Wow, this is ugly as sin... like a mini 360 Lofts But bonus points to the developer though for leaving the electrical wiring in the renderings.

Usually those wires are subject to a 5 m setback.....Hydro Ottawa is in the infill game...

That is the ugliest thing I've ever seen! The ugly brick, the siding, the windows, the box form.. just pure ugliness.

Looks like an old 50 year old appartment building for low-income housing that sits in Vanier ready for redevelopment, but it hasn't even been built yet! Hopefully they change the design or it doesn't go forward.

I don't think the design is that terrible (given the other apartments on Kirkwood) and the proposed landscaping could make the building look less sterile. My only suggestion would be to add a few tasteful design elements to the entranceway to look less flat.

I see that the plans call for 6 on the 1st, 8 on the 2nd and 8 on the 3rd.

Same shitty brick, 0 design. Might as well replicate this:



Or is that too much brick?

I don't hate this render. It's small enough that it just blends into the neighborhood. Not every building needs to jump out at you as different from others

Have to agree with the ugly comments on this one. Is it a low income housing project perhaps? Maybe if it's geared to income, rental, or a co-op I can see it but not for first time owner occupied buyers.

Judging by the fact that it's described as 'apartment' and not condo, and that they're only providing 12 parking spaces for 22 apartments, I'm going to say it is targeted to a low-income demographic.

^ That doesn't mean that because it's for low-income it should have low-standards. I'm the budget would be tigher and no bells and whistles but common... this thing is just plain ugly!

I think the building could look quite good, it will all come down to material selection. I noticed in the elevations they talk about dark grey brick veneer, not a brownish brick. Light metal siding can be tricky to get right and not look cheap. But there are several examples from the infill thread of dark grey/light grey combos that look great. http://forum.skyscraperpage.com/showthread.php?p=6988053

here's another project from the same architect with a similar light grey metal siding and dark brick colour/materials scheme. I'm not sure how I feel about the siding, but the brick looks nice.

Really though... At only three stories would it not be better to go with the typical walk up type condo building offered by most builders rather than an early 70's knock off cube?
