It's not just you. It feels shorter than 700' in the main rendering. This looks like 550', maybe.

That’s from their PD from 3 years ago, the elevations and sections list different heights for some reason.

Going by section you can see it’s 14.5ft per floor X 8 additional floors so that’s an additional 116ft. I don’t know what’s accurate but assuming there’s no massive design changes this will be comfortably be 700-800ft tall.

Not sure if this article was posted, fingers crossed they get approvals & financing and hope we hear something soon. It does sound like the anchor tenant is a done deal and not speculative though.

Not really relevant, but the tower almost feels like a dark version of this proposed tower in a different city. Has the same stepping setback, and outdoor recessed balcony space appearing like a hole in the building, and general proportions

Despite the jumpscare, you're right Jstange, the designs are pretty similar-- It's interesting how much aesthetic value comes from the little inset corners on the floorplates of 725 W Randolph's southern edge. It rounds out the setbacks in a more graceful way than the tower in Eindhoven, despite all their similarities! Cool find

Are y'all ignoring the fact that this proposed building will contribute to the hollowing out of not only a Class A office building barely 20 years old, but The Loop as a whole?

If Sidley were moving their HQ from another city - or even from the 'burbs - I'd be all for it, but not under these circumstances.

We do not have control of what individual companies choose to do. Firms like Sidley are always seeking out top quality Class A office space. Chicago has not built new trophy office space since Covid. It would be great to keep them in the Loop proper, but it's certainly better that they are moving to the border of Fulton Market/West Loop Gate than having them transfer much/all of their operations for the suburbs or another market entirely due to a lack of the type of space that they are looking for. They will still very much be a part of the downtown ecosystem.

It would be nice if new office buildings were being built in a way that enables a easier office to residential conversion in the future, since it seems that that is pretty much inevitable with the direction that the world/market has been moving. Adaptability is key. That being said, I’m certain that’s not being done

^ Yeah I'm curious about that too-- though it'd cost more to build, I'd imagine firms could upcharge by a huge margin by selling cheap convertibility as a kind of insurance policy. Anybody got the scoop?

Also, re: this building contributing to the downfall of the Loop--

I think the path the Loop is on right now, with a decline in offices and massive increase in housing, is the only path where it thrives to its full potential. Having all the city's office space in one compact spot was useful to a Chicago of the past, but pretty much every city is moving away from that model to a more integrated live-work-visit-consume layout like midtown Manhattan, and the Loop is too.

The official city goal is to double the population there to 300,000-- that'd bring a huge boost of all-hours vitality for businesses and offices, maybe enough to spur new office construction. But between now and then, I'm not expecting to see much after the Thompson Center comes online.

Either way, 725 W Randolph will be within walking distance of the thousands of residences in the Loop coming in the next few years-- it's kinda like how the Palmolive Building established a mini-satellite office market in Streeterville in 1929. Except that was even further outside the Loop!

What you see as "hollowing out" of the Loop I see as potential to transform old Class B/C office space into residential units, which is already happening. That's a good thing, as well as new construction office buildings being built outside of the Loop confines...which was traditionally defined as the primary business core because of natural constraints like the river and Lake Michigan. But why abide by those constraints anymore? Old parameters limit growth and expansion, which are vital to Chicago (or any city's) ability to thrive.

I suspect cloudbod means the "Chicago Downtown area" which includes the Loop, and is defined in 17-1-1500-A of the Municipal Code of Chicago, not the Loop per se.
The downtown population is about 248,000 people, and includes all of this (as defined by the thick black line):

If there really is a competition for class A office space I dont think 1 S Dearborn will have trouble leasing out when Sidley leaves in a few years.

Oh whoops, yeah I was referencing this-- the "Central downtown area" population goal is 300,000, up from the current ~184,000 in that area, by 2045, not the Loop alone. Sorry for the typo / misinfo there haha. Thanks for the correction Steely Dan + sentinel!

The Loop's conversion into a 24/7 mixed-use neighborhood is part of that, but I couldn't find a specific number of residences planned in the Loop proper, of the 65,000 planned in the central downtown area.

Anyway 725 W. Randolph seems to fit into the plan just fine!
