The new master-plan will consist of 7 high-rises, ranging from 15 to 33 floors. To contribute to a mixed-use, transit-orientated vision, developers are planning 1,513 units, 287 hotel rooms, a movie theater/performing arts theater that holds a maximum of 1,300 seats, 149,506 SF of retail, and 50,892 SF of office space. Units range from studios, one-bedrooms, two-bedrooms, and three or more bedroom configurations. The developer is also planning 2,418 parking spaces to accommodate for residents and visitors. 213 bike spaces are required under South Miami code, and will be included in the parking garage.

The owner of the mostly empty Shops at Sunset Place in South Miami has proposed a massive redevelopment with more than 1,500 residential units.

The city’s Planning Board will consider the site plan for the 10.1-acre property at 5701-5795 S.W. 72nd St. (Sunset Drive). It was filed based on a new land development code that the city recently approved.

The bulk of the mall is owned by Sunset Opportunities, an affiliate of Miami-based Midtown Opportunities. It has a former CVS property next door under contract from Miami-based Sunset C1 LLC after previously rezoning the latter site so it’s consistent with the neighboring mall.

Pretty crazy that the mall was only ~25-30 years old or so. Sunset Place was the place to be for youngins like myself in the late 90's-early 2000s. It was doomed by being sandwiched between Dadeland Mall, Cocowalk and Merrick Park and mostly by being dependent on the younger crowds of teens and students from nearby UM who hang out but generally don't spend much money.

By the way, there is another massive redevelopment project going on on the opposite side of US-1 where South Miami is redeveloping its City Hall area with a $309 million redevelopment:

When is Sunset Place getting demolished? Why plans keep changing

Sunset Place is still there. By now, the zombie South Miami mall that once defined suburban entertainment was supposed to be gone, razed to make way for a dense mega-development.

The developers, who said in 2025 that they hoped to start demolition in the first quarter of this year, obviously haven’t done so. But the plan, Midtown Development says, is still on. It’s going to take a little bit longer to start, but they’re not ready to say when. Midtown Development, which acquired Sunset Place at the end of 2020 for $65.5 million, has also been completing the build-out of Midtown Miami after buying out the original developers. One big holdup with Sunset Place, among others: The city of South Miami has been awaiting final approval by the Miami-Dade County Commission of a special taxing district and what’s known as a community redevelopment agency to help finance nearly $150 million in needed infrastructure improvements for the planned new development.

A formal agreement with the county was finalized this week, Fernandez said on Friday. The County Commission is set to take a final vote in September, and Fernandez said he expects approval. Once that’s in place, he said, mall owners Midtown Development can secure financing to start on their ambitious plan, to be built out in phases over as much as 20 years, and to buy out the leases of remaining tenants.
