I'm very curious to learn the ultimate height and to see renderings of the final design. I think that this building is growing by nearly fifty percent in terms of square footage from what was initially announced when IKEA signed on.

People have suggested that the basic design will remain, and the tower will simply be taller and maybe wider. However, since this tower is expanding from about 950,000 sf to 1.6m square feet, I wonder if the design is changing. That’s an enormous change in size.

Regardless of design, a 1,100-ish foot tall tower here would be an incredible whopper of a tower.

Imagine Aon Center or Hancock right in the middle of Manhattan.

I don't know about supertall, but this will definitely be at least 800-900 ft. This building has nearly doubled in size.

One thing we know is that Extell doesn’t shy away from height. The redesign of this building happened after Extell had already signed a major tenant to most of the space. And being on hand, I’m sure they had a say in the redesign, which allowed them to up their lease committment to about 1 msf. The remaining space Extell will have to offer will be premium office space that will rank up there with the best of what’s coming to the market.

The closest we’ve come to any information about the changes comes from these articles posted earlier. I suspect it will probably be at least a 900 footer.

I cannot wait to see the redesign and learn of the details.

Between this tower, 520 Fifth, and the new streetscape, Fifth in the 40s may see a wave of development and be transformed from shlock to sybaritic.

Also, we have a lot to look forward to in terms of apprising what’s on the horizon:

1. 570 Fifth;
2. Prada Tower;
3. ABC tower;
4. 41 W 57th;
5. 655 Madison; and
6. 405-417 Park.

It’s interesting that Soloviev has 24 W 57th Street listed. That should be built on spec, as it would fill up quickly.

I fear that Soloviev is the new Steve Roth and that ultra-valuable site will sit barren for the next fifteen years. He should partner with Extell.

I wonder if the new design tapers quite a bit near the top. I suspect that the top floors will be leased to boutique groups that don’t need massive floor plates.
