Yeah, it’s definitely not my preferred land use but I’m also just excited to finally see something finally fill in all these parking lots. Definitely hope they are able to build that third phase residential tower, but am definitely somewhat skeptical that will actually happen. But yeah, I don’t know much about this particular church, but many megachurches (which this church has the appearance of) are quite predatory

Oh wow, that’s quite a bit more substantial than I was expecting. Between this mHub development, Fulton Market, and the 1901 project, this entire area of the city is going to be a completely different place.

That being said, the rendering is incredibly AI generated and has so many flaws, like the main mHub building is proportionally a mess, there’s a bus stop on Carroll which does not have any active bus lines. However it seems that in today’s day, AI renders seem to be increasingly becoming the norm, I’ll just need to get used to not being able to trust any details shown in renderings.

Edit: I actually believe the street with the bus stop is just the alley, the building definitely does not span the full block to Carroll

Went on a long walk yesterday and photographed a bunch of the homes being built across Bronzeville. It’s always nice seeing all the development that is occurring in this part of the city, developments that we may typically gloss over in favor of larger developments, but infill like these are often what really creates the community.
The addresses listed may or may not be completely accurate, but it should be accurate enough to communicate the location of the developments

The storefronts have been restored, with a few businesses and organizations opening soon. They seem to be rebuilding all of the headers of the windows
Additionally, the neighboring 43rd station is being renovated, but I posted about that on the transit thread

Strangely I noticed that developments further north (more central) tended to be single family homes, while developments further south (less central) tended to be 3 flats. Strange seeing an inverse of what you would expect from patterns of density

The trend here is definitely downward. Tons of churches getting torn down or converted to other uses in virtually every neighborhood. West Loop does seems to be an exception, with City Church Chicago and Soul City Church both considering major expansions.

The more northern area is known as "The Gap". It was kind of like a mini Lincoln Park, with middle-class people coming in (mostly Black) and rehabbing the old rowhomes during the 1980s. During this era, the neighborhood was downzoned to RS-3 which only allows single-family homes... they also created a Landmark District protecting the neighborhood. So it's basically locked into that 1980s mindset where homeowners/SFH are good and density is bad. Not much different from Lincoln Park or Old Town Triangle which are also very close to downtown.

South of 35th St, the city never downzoned and most of the land remains zoned as RM-5 or RT-4, very dense. RT-4 allows up to 3-flats while RM-5 allows up to 7 units on a standard lot or 15 units on a double lot. And Bronzeville has a lot of oversized/non-standard lots too, which allow even bigger buildings. Developers could build much denser than 3-flats if the land values ever justified it -and they are starting to do it. This project looks like 8-flats from the front, but really each building contains 22 or 23 units. Almost NYC levels of density at 90 units/acre.

Wow - That is pretty awesome to see on Bronzeville....

I wonder if this is a trend upwards compared to previous years? I know that area has always fared better than surrounding neighborhoods, but is this a further sprint upwards towards building out the area?

companies have finally finally figured out how to build these SFHs at scale where everything is planned and they basically get the whole thing prefabbed and just slam them up like a giant stamper going over vacant areas. It's great

I don’t know how Bronzeville is necessarily trending, it’s been consistently a healthy pace. I think it may have potentially slowed down a bit simply due to there being less vacant lots available. I noticed that the majority of lots that were still vacant were city owned (at least on Prairie Ave), so the city should probably sell them soon to get them filled in. However, where we’ve really seen an acceleration is in Woodlawn. In past walks in the neighborhood, I saw about an average of 5 houses per block being either under construction or actively being rehabbed, particularly in the area west of Cottage Grove, and the far majority of those new construction homes are 3 flats. Washington Park was seemingly skipped in the development momentum, but I feel like I’ve been seeing an increased amount of mentions of the neighborhood in Chicago YIMBY, so I expect they’ll be joining in too soon.

I guess where these neighborhoods are primarily lagging behind are on the commercial streets, with many large empty lots still being present, but it seems like commercial development always seems to lag a few years behind residential. Areas like around 43rd are starting to look nice, between the restoration of The Forum and 43 Green, but you don’t need to look very hard to find empty lots right nearby

Crain's reporting that the owner of NBC Tower is looking at a residential conversion of the midrise floors.

Not expecting big changes to the exterior, but the iconic flying buttress areas could become an amenity space. Depending on energy codes, they may need to even do some curtainwall replacement.

“Change the zoning from a Waterway Residential Planned Development Number 1127 to a Waterway Residential Planned Development Number 1127, as amended. The Property is currently zoned WRPD 1127, which permits the new construction of 35 townhomes. The Applicant seeks to amend this previously approved planned development to permit the construction of 14 additional, three-to-four-bedroom townhomes, each with attached garage parking. The buildings have a maximum height of 51 feet.”

Looks like this project is being expanded. I’m guessing it will now extend to Oakley, and accordingly, the riverfront path will extend to Oakley too

Yes. Looks like they are actually vacating the portion of Oakley south of Oakdale, this will be converted to a pedestrian promenade so that you can actually get to the riverwalk and it's not a dead-end.
