Those 3 Malt Drive towers have filled that gap in nicely, wonder if that warehouse next door will be the next to go.

Hope to see some updates for parcels D and E soon.

Lot E, between 55th and 56th, has been cleared in the last week of all equipment they were using for Gotham Point North and South. Lot D is full of trailers for the Malt Drive towers. I wonder if something for Lot E will be announced soon.

NYC Housing Preservation & Development shared the Community Visioning Report for Parcel E earlier this week. The report summarizes the feedback from the community on the development, including affordability and amenities. The next step is for the RFP to be released in the fall of 2024. Respondents will be scored against how they respond to the Community Visioning Report.

Leasing begins for first phase of new Malt Drive development in Hunters Point

Quote:
The real estate developer TF Cornerstone announced the launch of leasing for the South building of the new Malt Drive development in the Hunter’s Point South section of Long Island City on Monday, Sept. 23.

Located at 2-20 Malt Dr., the South building is the smaller of the two-building, three-tower development. It has 575 total apartments, ranging in size from studio to two-bedroom. A housing lottery will be offered for 173 of these units, for those earning 130% of the area median income.

The starting monthly rental prices for the units in this building are $3,600 for studios, $4,495 for one-bedroom and $6,085 for two-bedroom. Both appointments and walk-ins are now welcome at the on-site leasing office, which is open daily from 10 a.m. to 6 p.m.

[...]

The development’s retail component features 25,000 square feet of space along Second Street inspired by the Meatpacking District. This includes storefronts that open to the public sidewalk, overhead industrial marquees and outdoor seating. Among the new new leases TF Cornerstone signed for the site are JoJo and Co. Pet Club and Stepping Stone Cafe, which offers food and drinks made by the popular Maman brand, at the base of the South building. Additionally, the Asian eatery FER Restaurant and sundays Studio, a high-end salon specializing in non-toxic nail care and self-care experiences, are new leases signed for the base of the North building.

What I like about this project is how it places Newton Creek in the forefront. In my time during the 80's and the 90's, Newton Creek was a basic afterthought. It was the casualty of NY's industrial past, and was just known as Brooklyn's northern border, now, it looks like Newton Creek is becoming a small, but integral part of NY's waterways.

A landscaping crew was clearing brush and trash from the lot today (10/5). Hopefully, they are ready to announce the results of the RFP soon and move along with this glacially slow process.

Slate, Hudson to bring LIC 658 affordable waterfront units — plus a pool

Spencer Davis
July 30, 2026

Quote:
Slate Property Group, the Hudson Companies and Volunteers of America Greater New York announced a nearly 1,000-unit waterfront development on city-owned land in Hunters Point South.

The Department of Housing Preservation and Development gave its blessing to the trio of developers, who plan to build 658 new affordable units across three buildings dubbed the Orion at 54-42 2nd Street. The development designed by Marvel Architects will also lease space to nonprofit Commonpoint Queens to operate a daycare, workforce development center and pool on site.
Quote:
The newly announced development marks the city’s first use of HPD’s Mixed Income Market Initiative, a framework intended to leverage market-rate units to finance affordable units. The Orion will also feature 150 apartments for formerly homeless individuals and offer supportive services on site, alongside extremely low-income, moderate-income and market-rate options for a total of approximately 980 units.
Quote:
The indoor pool located on the ground floor will primarily be available to residents, but also available to the wider community through Commonpoint’s programming, according to an HPD press release.
