49 storey (as previously noted). 162m, (530 ft), with 199 hotel rooms on 15 floors, and 340 condos above. Same developers, same architects as the earlier office project.

10 foot clear ceilings for the hotel rooms...is this the new Four Seasons?

Renderings sure look very Four Seasons-y. Black, tan, and marble colourways.

199 keys seems a bit big but not impossible for a Four Seasons.

In looking at the floorplans not enough suites for a 4S though. Also a mid-block location is not ideal.

Not saying this won't be a Four Seasons, but I'd give it low odds.

Note it's dug into the hillside so level 2 is on the alley at the back.
6 elevators - blue ones for the condos and yellow ones for the hotel.

L3 contains close to 11,000 SF of hotel amenities. Conference areas, ballrooms, and meeting areas are likely there. Upscale hotels like Ritz Carltons, Waldorf Astoria, Mandarin Oriental typically only require 1500 SF for a 200-250 key hotel per brand standards

yes, I see what you mean. I'm not a big fan of this. It's too "busy," especially the top, the colour scheme too downbeat and 'meh' and the building itself is OK, but uninspiring.
Overall, a C / C+ but that's just my opinion.

This is too prominent in the skyline to be this clunky. We already had Burrard Place to deal with. Simplify the crown and the balconies, and add a reveal where the tower form comes down next to the hotel massing.

You realize it's a rezoning? All they're establishing is the change of use, the density and the massing.

The breakaway plan shows it as a fitness area and lounge, but it could be wrong.

Agreed!! The former design had a bevelled corner, which lent it some sleek elegance. I have little faith that the final product will be elegant. Vancouver does some things well, but elegance is not one of them.

With hotel rooms all being a minimum o 475 sq ft, this is either luxury or an extended stay brand. Or a combination, maybe something like AKA Hotel Residences....
