As there are both commercial and residential components in this development, I thought there would be enough talk to create a thread.

As of yesterday, I noticed some heavy equipment taking some trees down on the Charles Lutes Rd Side.

Not a bad idea for a dedicated thread. In retrospect, the Franklin Yards deserved a thread too. At the time though, it just seemed to be nothing more than a cluster of nine identical apartment buildings with not too much to discuss. It turned out to be a transformational neighbourhood, very professionally done, and with a commercial component just starting to be developed.

The Corey Craig development is by the same company, and I therefore have high hopes for another professional job. This development is substantive, also with a (smaller) commercial component, and will be transformational for the Magnetic Hill area.

There are already several other large apartment buildings in Magnetic Hill. Corey Craig will add five more, and yet another one is coming with the new apartment building going up next to the Days Inn. Magnetic Hill is rapidly becoming a suburban town centre, with numerous hotels, restaurants, a casino and a performance centre in the mix (let alone the zoo and water park). I predict we will soon see a neighbourhood shopping plaza out there too. The population density will justify it.

I drove by today, and there is also heavy equipment on the Corey Craig Dr side. It looks like they're clearing trees for the extension of the road before they start any site prep for the buildings.

Was this the site for the previous rumors of a potential 2x18 storey development?

In any case, if they're the same developers as Franklin Yards, this would be up and running in no time. They were very efficient with FY.

Yes, when this development was first rumoured, it was to be 1x15s and 1x16s. I really hope one day CG will join Lafford and ICON in building Moncton's growing skyline.

now if only they would build a couple schools for all these new residences.

There is a movement to build a high school for northwest Moncton, so you never know.

Seriously, with the density building in the Magnetic Hill area, a new high school in the neighbourhood is nearly inevitable.......

It would appear that actual site prep is beginning for the building in the lower right of the rendering.

It just occurred to me that the current access road to the IHOP will be severed by the Corey Craig development. A new access point will need to be developed.

I wonder if they won't just reopen the driveway onto Mountain Road to service the IHOP.

I doubt they will do that for traffic reasons.

My guess is that they'll open a new entry and line it up with the lower entrance to the entertainment/hotel parking lot.

Actually, I just looked at the plans and the connector road is still on the main site plan.

You are correct. I missed that.

This leaves room for additional retail behind the IHOP, possibly for something like a Starbucks.

From this drone shot, it looks like they're starting with building number 3 first. I wonder if CG will ever rent a second tower crane to speed up their assembly line.
