With the incident downtown this past weekend and empire pizza completely shooting themselves in the foot online people have been bringing up the $512,000 RN loan to empire pizza, they responded stating that due to the city of Tucson not approving their plans it looks like the expansion will not happen. Also today I saw the article of what is actually being built in the Tucson marketplace and it is not Aldi’s first grocery store in Tucson it looks like it is the third installment of Jted and it’s new technology building it looks really nice and I’m excited for the kids!
Lastly Provident Industrial has finally entered the Tucson market and acquired the last of the remaining shovel ready plots of land for a total of 9.6 acres on the SE corner of Valencia and Palo Verde rd for a Tucson first 163,000 square-foot class A distribution facility “institutional quality industrial facility” offering trailer parking & a fully concrete truck court.
It was quoted to say the reasons why they finally decided to enter the market was Tucson‘s population being over 1 million people, the U of A enrollment of over 50,000 and the areas strong employment based in manufacturing and defense, mining and technology as factors supporting the investment and that Tucson has had 31.7% income growth between 2019 and 2024 raking 4th among peer metropolitan areas.

Good riddance to Marquez. What he's deemed as accomplishments (Sunshine Mile, etc) are total failures. His praise of the boutique 7 story hotel on the 75 E Broadway parcel is abysmal. I personally dont think RN money should go to places like Empire Pizza or Zenman's etc. That is not what RN is for. They should be focusing on large scale legacy projects. Restaurants open and close all the time. TCC might have needed improvements but its one of the ugliest looking convention centers from the outside now with weird hotels attached, parking structures in parking lots, the allowance of the suburban Flinn Apts that should have at least included retail. He's gotten too big for his britches now that he owns the Sugar Skulls, has a podcast, etc.
And can we talk about the design of the Tucson Marketplace. Its a slop of plaza and buildings. No foresight, architecture or cohesion. Its just individual buildings and plazas lined up one after the other. Its awful...and its a full 13 minutes away from the Tucson Spectrum with the same horrible layout and stores too. No one is designing in this town. Even the Tucson Premium Outlets have a better format than these places. Tucson disappoints again.
