^ He was specifically talking about MCC though since he referenced it trying to become a real downtown. And those are the major thoroughfares in MCC. I don't think he was writing off the entire city because he's obviously well aware of places like Port Credit and knows that most cities in NA including Toronto proper have overly car-centric areas.
