If it continues to move forward, The Byrum will likely enter the downtown market in early-2029, as those other big Innovation Quarter projects we discussed (11-storey Life Science Tower, two hotels, etc.) are finishing construction. Very interesting, Matthew. Do we have current stats on apartment vacancy rates downtown? Also, do you know what is going on with construction on Metropolitan Village phase 2? It seems stalled.

I intended to say starting, not finishing. The Byrum will be ready as they are hiring and creating/expanding what will lease that space. I changed it on the original post.

It does appear as if work stopped on the second Metropolitan Village apartment building and I see the renderings were taken-down from the site. I think part of their demand depended on the next phase of the IQ and that phase won't start until roughly three years from now. The IQ's Phase II was scheduled to have demand-generating buildings by now, before the Pandemic changed those plans. Maybe they are waiting for stabilization at their current buildings? They did prepare the site and it appeared as if it was starting. I'll look into it.

Metropolitan Village Mixed-use: Cancelled
This isn't good. The second apartment building at Metropolitan Village was moving forward last year, but stopped late-last-summer, due to unpaid construction liens on the project. The permits expired in March 2026, due to half-a-year of no activity, and they weren't renewed.

Those mixed use, affordable communities can be really tough to get the right capital in place. But yeah, unpaid construction liens are not good. Who was the Developer on that one? A local group?

Wow. So very disappointing. I’m glad they have already finished the larger portion of the projects, phase 1.

I tried to rent a car on a weekend in Winston and was shocked to learn you can’t rent a car in this city on a Saturday after early afternoon and not on Sunday at all. What kind of city doesn’t have weekend car rental options? We have to go to PTI to rent late or weekends. How can we attract big industry and Gen Z creative class if we don’t have amenities that many cities a fraction of our size have?

It is true that non-airport locations have shorter hours on the weekends even in cities with a major airport. Even Budget and Avis have facilities at Smith Reynolds but close early on the weekends.

But agreed W-S is too large for car rental offices to close early on weekends!

Maybe Smith Reynolds needs air service again. Norfolk area (about same size as GSO & W-S) has two airports. The so-called triad can support two airports.

I rented a car today (Sunday) at Enterprise at 2111 Peters Creek Parkway. I picked up the car at 8:30 AM.

It's been a little while, but several years back when I was traveling more for work I used to rent a car from the Enterprise on Stratford on the weekend pretty regularly.

So, Lost World Brewery of Cornelius/Charlotte is brewing Deacon Ale. They couldn’t get a deal with a brewery in W-S like maybe Foothills or is the an attempt to associate further WF with Charlotte?

Searching the Market Survey Survey Platform that my firm uses (Apartment IQ), I have some stats that may be useful for this thread. I adjusted the parameters of the search to include Downtown core, Baptist and Forsyth Hospital area, as well as Wake Forest campus.

Class A shows a marginal increase in net rent growth (last 30 days), average occupancy of 93-94%, and a 44% increase in absorption YoY.

Class B shows shows negative net rent growth of (3.5%) for last 30 days, average occupancy of 88%, and a (1,500%) decrease in absorption YoY.

Class C shows 5.1% net rent growth (last 30 days), average occupancy of 93%, and a (205%) decrease in absorption YoY.

The combined statistics for Class A, B, C show 1.5% net rent growth (last 30 days), avg occupancy of 93.3%, and a (73.3%) decrease in absorption Yoy. For the entire boundary I searched, there are zero new deliveries in the last 12 months.

I tried posting a screenshot of the data with no luck. Will post again if I can figure it out.

I should add that There are only 4 properties that fall in the Class B category which is the primary driver of the extremely negative absorption % figure. There are far more Class A and Class C properties in the boundary I selected.

I know it seems weird, but Modern Chevy on University and Modern Toyota on Peters Creek rent cars. I'm not sure their hours, probably closed on Sunday.

I don’t know the economics behind the product, but I assume there is a split revenue agreement that some larger breweries, like Foothiils, may not be interested in.
