As pretty as the Miami area is, with climate change accelerating it would be awful foolish to buy an expensive home there. In my humble opinion.

I did a realtor search and came up with just 10,475 listings in Miami IN TOTAL (of any price). Maybe this is metro-wide?

If anyone has $175 million lying around, this waterfront compound in Coral Gables could be yours. UM megadonor selling his house. Maybe to fund more NIL deals

I'm a bit of a regular zillow browser, not because I'm looking to buy or sell anytime soon, I just find it interesting to keep track of the local real estate market going on around me.

What's really noticeable to me right now is the almost total lack of avaliable inventory in my immediate area.

In the entire square mile around me on the northside of Chicago, bounded by Western, Montrose, Kedzie, and Foster, there are only 3 properties currently available for purchase (all 3 of them being 2-bed condos in the $250K - $350K range).

That's it. In a 1 sq. mile area of city with population of about 25,000 people. Inventory has been low around here for quite some time, but I think this might be a new low since I've been paying attention.

Lol I don't know if this a regional crisis but Toronto's housing market is cooked beyond belief. 269 homes sold last month, compared to a historical average of 1,339 units.

Of the 269 homes sold, 85 were condos.

Purpose built rentals are the vast majority of what is being built in Toronto.
So any number about housing in Toronto should include how much of that is being built.
There is currently 28,000 purposed built rentals under construction in the Greater Toronto with 10,000 starts in 2025.

here are the housing starts for Canadas largest metros for January

From KTLA News:

L.A. County’s total property value surpasses $2 trillion

Quote:
The total property value in Los Angeles County has surpassed $2 trillion, marking the 16th straight year with an increase.

Statistics released L.A. County Assessor Jeff Prang indicate that, despite the devastating wildfires in January 2025 and “a cooling real estate market,” the 2026 L.A. County Assessment Roll reached a record $2.272 trillion in total net taxable value. That figure marks a nearly 4.5% increase from the previous year — or $96 billion more.

Per a release issued by Prang’s office, the monetary increase will generate more than $27 billion in property tax revenue to support vital public services, including public education, public safety, healthcare, libraries, parks, and other local government services throughout Los Angeles County.

More purpose built rental supply is obviously a good thing. It doesn't change the fact that the new home market has major structural issues right now.

The headline probably a bit clickbaity in that January is historically a low point for new home sales. Most builders are going to launch sales programs in the spring when the ground is thawed and they can dig foundations once they have an executed purchase and sale agreement. Pretty sure monthly sales spiked significantly after March, however that coincided with the HST rebate. The HST rebate is a nice temporary program to inject some momentum into a market that's been in stasis for years, but unless it becomes a permanent program, there are major issues that still need to be addressed.

From The Wall Street Journal:

An Unfinished Beverly Hills Penthouse to Sell for a Record $200 Million
If the Aman condo closes for that price, it would become the most expensive condo sold in the Los Angeles area

An under-construction penthouse in Beverly Hills is poised to sell for $200 million—a price that would smash the condominium sales record in the Los Angeles area, according to the developer.

Located at Aman Beverly Hills, the residence will occupy half of the top two floors of a 28-story tower, the first of two planned condo towers being developed alongside a 78-room Aman hotel.

Vancouver (more accurately, Surrey) crackhouses can sometimes go for $2 million and up.

I get what you're saying but a house like that selling for this price anywhere in the country is not good for anyone. It's not a bragging point. It's a disgrace. A generation or two ago that home could have been owned by a school teacher or a fire fighter. Now you have to have a PhD in Computer Science and the good fortune to have worked for a tech startup that went public at a very specific point?

Of course, you are only paying for the land, then comes the building of a real house, not a poorly insulated and poorly built shack of a house. Vancouver example mot much better.
