I guess they could get more outward facing units in a combined floor scenario. Ceilings look pretty high and it looks like they would have matched the old building (also for the seismic bracing between the two buildings as well)

The lower floors of the heritage building would also provide an amazing lobby or conference spaces.

Could do a great restaurant or cafe in the lobby too - Crew Cafe in Old Montreal is a good precedent.
