More good news...

Five story mixed-use building planned near Erie's Griswold Park.

The empty lots across Peach Street from Griswold Park (where Warren Radio Co. used to be) have been purchased by Erie businessman Pete Zaphiris, who has recently redeveloped a number of properties in the immediate vicinity.

Ground breaking today with Gov Shapiro and the usual group of pols for the conversion of the Renaissance (former Baldwin Bldg ) into the Trust Hotel. Adding 195 rooms to the downtown market at 10th & State sts. It should be a complete redo of the tired 100 yr old bldg which in spite of its age still has good bones.

Can't wait for this development... really has the capacity to give central downtown the revitalization shot in the arm it badly needs. The building has sat in a completely underutilized and sad state for too long while Tom Kennedy owned it. He barely did anything with the building aside from collecting rent. This new owner seems to have somewhat deep pockets and is well connected to actual money men, so that this job can be done right.

Somewhat recent (late April) shot of the progress on the redesign of the central portion of the bayfront parkway, showing construction of the State St. bridge that will allow thru traffic to bypass the intersection underneath and serve to be a MUCH improved and pedestrian/bike-friendly connection between lower downtown and the central bayfront.

Haven't seen a formal announcement, but the Palace Hardware building in downtown Erie is slated to redeveloped into market-rate residential.

I remember it was abandoned in the 1980s and had a tree growing out of the roof... literally a tree approx 20 ft tall growing out of the roof on top of the building. It was converted to crappy section 8 housing in the 90s and the last tenants were forced out within the last year or so.

Great to see the once-proud 1914 building being given another chance at glory. And another huge shot in the arm for the resurrection of central downtown.

National Fuel Gas adding 80 new employees and moving to the Hammermill Office Bldg on East Lake Rd.

Their Hdqt Bldg at1100 State has been sold to a California Developer, plans for retail on ground level & offices on upper floors.

It was announced he also bought 900 State St and the Palace Hardware Bldg as previously cited.

In town this past weekend and was rather disappointed to see how shitty of a job that they did on the old Hilton/Avalon hotel.

I understand that they renovated the interior... but it appears that they just painted over the crap castle in black. Didn't even bother to remove the completely out-of-place 1990s-era green "detailing" that was installed when it became the Avalon hotel. What a disappointment. Seems like just another grift by an out of town "developer".

I mean, they didn't even replace the windows and just painted over everything (even the Avalon Hotel sign

). And of course, UPMC has no issue getting their letters on just about anything that they can.

So is it actually going to look like this? Or are they seriously going to leave it in the quarter-assed condition it is? I saw zero evidence of work being done on the exterior.
