The University of Texas MD Anderson Cancer Center just got the green light for one of the biggest projects in the Texas Medical Center, a patient care expansion now valued at just over $2.9 billion. Regents signed off earlier this week on the final stages of Patient Care Building 1, approving a 25-floor clinical tower and a standalone Therapeutic Radiation Center that will boost both inpatient capacity and outpatient clinics. The new tower is designed to help untangle patient flow across MD Anderson’s main campus, where getting from one appointment to the next can feel like running a maze on a tight schedule.


Funding And The Regents' Vote
According to The University of Texas System, the Board of Regents amended its capital improvement program this week to boost the project budget and add the final phases to the system capital plan, moving the total estimate to roughly $3.0 billion. Board materials show MD Anderson plans to put in about $1.64 billion from hospital revenues, while the system would issue roughly $1.2 billion in Revenue Financing System bonds to cover the rest.

Project Scope And Design
MD Anderson’s own planning materials describe Patient Care Building 1 as roughly 1.74 million to 1.8 million square feet, with 25 floors above ground and two basement levels. The space is laid out for disease-specific clinics, infusion therapy, expanded inpatient units, and diagnostic and treatment suites. As outlined by UT MD Anderson, the design leans heavily into patient experience, with planned skybridges, terraces, and integrated wayfinding so patients and families spend less time wandering hallways and more time actually getting care.

More information appears to be coming out about this project, at least internally - per aachor on HAIF

According to an internal email sent to all MD Anderson staff, the 1.9 million square-foot 25-floor Patient Care Building 1 (1PC) will now officially be named Inspiration Tower. Inspiration Tower is expected to open in 2032. Adjacent to Inspiration Tower will be Prism, a six-story, 170,800 sq. ft. Therapeutic Radiation Center which will house up to 18 linear accelerators. Prism will be connected to Inspiration Tower by an elevated pedestrian concourse and is considered part of the same project.

HOUSTON – (By Ralph Bivins, Realty News Report) -The 24-story downtown tower that was the original home to Bank of the Southwest has been sold, opening the door for converting it from office to residential space.

The 542,919-SF building, 919 Milam, is located on a block bounded by Travis, Walker, McKinney and Milam – a block off of Main Street and about six blocks from Discovery Green.

The building, designed by architect Kenneth Franzheim, was completed in 1956, sporting an all-aluminum curtain-wall exterior in a mid-century design.

The buyer is a believed to be a Florida real estate entity that could be examining the option of converting the building to apartments.

Downtown’s new Class AA office buildings and buildings with extensive upgrades have been outperforming older office buildings in recent years.

The 919 Milam building is about 20% occupied with the Coronado Club dining and social venue as the key tenant. With the current conditions of the office market, improving the office space in the 919 Milam building might not pencil in a way that makes sense.

Another developer from the Florida Gulf Coast, a group led by Eddie DeBartolo, the former owner of the San Francisco 49ers, recently completed an office-to-resi conversion in Downtown Houston. DeBartolo’s firm converted the 600 Jefferson office tower into a 372-unit apartment building called Elev8.

I LOVE this building, always have. When I was a little kid, it was a building I always stared at when we would go downtown when my mom and grandma would shop at Foley's on Main.
