We can also mark this one as complete.

I like the vertical neon light bands at the ground level. The main entrance is kinda weird with that white marble though. A total clashing material with the rest of the building??? I don't get it.

The neon lights at the top and bottom are pretty sweet though. The Rideau face of the building is also kind of neat even if is stamped right next to CP. That oddball 3 degree offset is a cool niche detail you have to look twice to see.

We just need another stamped tower next to it to get rid of that god awful eastern face.

That patch and the red patches at Loop drive me completely nuts. Only in Ottawa, I tell you... It's like developers demand the cheapest designs possible from the architects, and the architects get so frustrated that they add a random weird last minute flourish just to say 'F&#K You' and see if it gets rubber stamped.

It's weird I agree. I dig the little angle on the roofline and funky lights at the top though.

I'm looking forward to seeing the ground floor when it isn't half taken up by construction office.

The polished chrome and light strips look great at night. The white marble also looks better at night than it does during the day. We just need to slap another 85m 27 floor building next to it and get rid of that awful panelled wall.

Ashcroft Homes is proposing to increase the number of dwelling units within the existing building at 256 Rideau Street from 574 to 579, by converting 5 common amenity rooms, located on the 3rd and 29th floors, into dwelling units.

Sounds shady for current tenants but from a planning perspective seem meh.

Yeah, not great.

This project was originally conceived as a “rooming unit” building, e.g. student housing with units sharing a common kitchen and possibly bathroom. The developer changed the use of the building to “dwelling units” (e.g apartments) by including a kitchen and bathroom in each unit. The building is supposed to continue as student housing but in some older ads you can see that it is/was also marketed to young professionals. Not sure what the status is at the moment. In any event, the size for the required amenity space is not the same--it is higher for buildings that are used as apartments than for rooming units. When the developer changed the use of the building, they could have adjusted the number of units (e.g. reduced them slightly) to conform to the new amenity space requirement, but instead they are asking for relief.

I hope their number of net leased units drops cause of the decision. I get they're broke but what a scummy thing to do. Highrises need quality amenities to make up for having less personal living space. If we're going to keep encouraging density, you're not going to convince people through stuff like this.
