Construction Begins on Nokia Bell Labs Headquarters at New Brunswick’s HELIX NJ

At the H-2 site of HELIX NJ in New Brunswick, SJP Properties has begun construction on the 370,000-square-foot Nokia Bell Labs Headquarters. As part of the 4-acre HELIX NJ Innovation District, the 10-story building will be one of the most advanced electronics labs in North America.

While H-2 rises, the nearby New Brunswick train station will undergo a major modernization project paid for with $50 million from the New Jersey Transportation Trust Fund, in alignment with New Brunswick’s transformation agenda.

“The start of construction on the new Nokia Bell Labs Headquarters at HELIX NJ marks a defining moment in New Brunswick’s ongoing evolution as a premier hub for research, innovation, and economic vitality,” said New Brunswick Mayor Jim Cahill.

Project Update: The Ballantine (Ferry St/Oxford St - Ironbound Newark) - Phase II

Phase two of The Ballantine – a seven-story, 525-unit residential building with a supermarket – to accompany the existing 280-apartment development on the iconic Ballantine Brewery site in Newark’s Ironbound has been put on hold pending more community input on the project’s scope.

After hearing testimony from the developer’s professionals and a representative from the Ironbound Community Corporation, the Newark Central Planning Board decided to adjourn the application on Monday, Oct. 6.

“This proposal was prepared and submitted without meaningful community engagement,” said Alejandra Torres, assistant director of advocacy and organizing at Ironbound Community Corporation.

Project Update: Árbol Apartment Building Expansion (250-252 Orange Street)

An expansion of the Árbol by Gomes luxury apartment building, spanning 250-252 Orange St., will provide 55 residential units and move forward the Newark-based real estate business’ mission to “foster appreciation for the diversity and life” that exists within Downtown Newark.

The Newark Central Planning Board unanimously approved the six-story, multi-family residential building, proposed by CEO of Gomes Group Pedro Gomes under “134-138 Sussex Ave LLC,” at its Monday, Sept. 22 meeting.

The six-story multifamily building with 55 residential units will be nestled at the intersection of Nesbitt Street and Orange Street, near the Broad Street Train Station and the Orange Street light rail station. It is located within the Broad Street Station Redevelopment Zone in Newark.

Former Clinton Milk & Co. Property in Newark to Become 426-Unit Apartment Building

The site that was once home to the last milk distributor to operate out of the City of Newark is set to welcome a new mixed-use apartment complex following recent site plan approvals from the city’s Central Planning Board. During the board’s meeting on July 21, members voted unanimously to approve a proposal for an eight-story building at 348-370 Morris Avenue in Brick City’s Central Ward.

The proposal calls for 426 one-, two-, and three-bedroom units with outdoor patios on a 1.3-acre site, formerly home to Clinton Milk & Co. It’s located next to the commercial district along Springfield Avenue and three blocks from Rutgers Medical School.

Approximately 1,100 square feet of retail will front Morris Avenue, while 85 units will be set aside for affordable housing. The entire project will comprise 418,065 square feet, including 42,631 square feet of amenity space, according to application documents made public by the planning board.

is it just me or are the odd bases of 315 mulberry, edison tower and now nova tower oddly similar? maybe that will become a true style for newark apt towers.

Not odd - they are by the same architect (INOA Architecture), and if I'm not mistaken, some owner as well. They have a few others approved and proposed for Newark that are similar, as well as Halo (under construction) and Hoyt Tower (complete)

A new rendering has been revealed for Elleven by Gomes, a six-story residential building planned for 16–18 Oliver Street in Newark, New Jersey. Developed by The Gomes Group under the A&R Limited Capital LLC, the structure will yield 225 rental apartments, with 20 percent reserved for affordable housing. The project will also include ground-floor retail and a suite of residential amenities. The property is alternately addressed as 330–338 Mulberry Street and is bounded by Oliver Street, Mulberry Street, East Kinney Street, and McCarter Highway.

The rendering looks north at Elleven by Gomes from the corner of McCarter Highway and Oliver Street. The building will feature a typical five-over-one layout with several stacks of balconies lined with glass railings. The façade will be composed of black, white, and gold-hued paneling surrounding a grid of large windows. Green walls adorned with signage for the property will be interspersed across the exterior, and decorative cornices will cap the upper corners. New tree-lined sidewalks will line the East Kinney, Mulberry and Oliver Street elevations. The developers will also make a donation to the city’s tree fund in lieu of planting along McCarter Highway.

The property is currently occupied by three low-rise commercial buildings and a parking lot, as seen in the below Google Street View image.

A large industrial property along Perth Amboy’s waterfront that has long been closed to the public will be springing to life over the coming years, as a five-building plan that includes significant open space has been greenlit by officials.

Perth Amboy’s Planning Board recently approved a $200 million plan to clean up a blighted, brownfield site and transform it into a development called Sea Gate. Kushner Companies is behind the endeavor, which will build 602 market-rate rental units on the 15-acre parcel.

The approved plan also includes 909 parking spaces. The proposal was initially approved by the Perth Amboy Redevelopment Agency last year, and under a Payment in Lieu of Taxes (PILOT) agreement, Kushner will pay the city about $1.2 million annually as part of a long-term agreement.

39-Story Tower Approved for HELIX Complex in New Brunswick, New Jersey

Plans have been approved for the third and final phase of the HELIX redevelopment in New Brunswick, New Jersey. Designed by Elkus Manfredi Architects and developed by the New Brunswick Development Corporation (DevCo), the 39-story tower will span 563,000 square feet and yield 265 apartments, including 53 affordable units. The $468 million project will also include research space, laboratories, and 31 student housing units for Rutgers University, as well as office space for the Middlesex County government. The property is located between Kirkpatrick and Spring Streets.

The above aerial rendering looks south at the tower within the 1.5-million-square-foot HELIX complex. The development, an acronym for Health + Life Science Exchange, includes two existing phases built along French Street. The new tower is shown rising behind them with a glass curtain wall.

The following axonometric diagrams offer a better perspective of the building’s massing. The structure will begin with a multi-story podium, followed by a straightforward rectangular tower culminating in a flat roof with a raised bulkhead.

Newark Developer Pedro Gomes Wins Approval for Second High-Rise Near Broad Street

A mere weeks after Pedro Gomes had his first high-rise approved in Newark, the developer had a second tower approved, this time reaching 15 stories.

This caps an incredible few months for Gomes, who has debuted completed buildings at 1213 Gibson Boulevard and 254 Orange Street and won approvals for a building at 330-338 Mulberry Street and a 14-story building at 253 Orange Street.


On the latest high-rise approval at 273 Orange Street, Gomes worked with the architects at the Musial Group, a longtime collaborator and the same architect behind the modernist-inspired building at 253 Orange Street that received approval on March 12. One highlight of the architecture is the use of green-pigmented concrete panels that almost resemble terracotta. It appears to be the same material used at 253 Orange Street, both designed in tandem.
