I agree it'd be nice to have a restaurant here facing the river, but The Sutton just north built a restaurant space and it's been empty since opening. This is a little more convenient because it'll be connected to the walkway going south but there's still a high risk of it failing to find a tenant imho.

Waterfront Path

I bike this stretch often and there are always runners in the bike lane. If they completed/connected the waterfront path through there, you'd see lots more foot traffic.

Derelict NW Portland waterfront landmark wins redevelopment approval

Centennial Mills is Northwest Portland’s version of the former Gordon’s Fireplace Shop building along Interstate 84, a long-term eyesore that has defied all previous efforts at redevelopment.

A solution is at hand, but it’s one garnering local opposition due to U.S. Immigration and Customs Enforcement’s controversial presence in South Portland.

Fronting the Willamette River at the Pearl District, the mills’ beloved water tower, like the rest of the former grain mill, stands heavily tagged with graffiti. Webs of shattered glass give way to gaping holes in windows. One line of wall graffiti best describes the aged, off-white hue of its cracked exterior: “Toasted.”

The most vexing questions facing various owners of the four-acre property over the past 25 years: How do you redevelop it? And who’s going to do it?
...continues at the Oregonian ($).

What does the ICE situation 3.5 miles away in a completely different part of the city have anything to do with this property?

Edit: I got around the paywall and saw the Lindquist connection.

Ha. I saw the same thing and just assumed they accidentally merged two articles and were yet to fix it. Dang paywalls.

This is welcome news, sounds like some river beach access will be part of this development. Human Access Project is awesome, they have been single-handedly connecting the city to the Willamette River through several beach and dock projects. This quote is all that is mentioned regarding the river access.

https://www.bizjournals.com/portland/news/2025/10/17/centennial-mills-design-approval.html (paywall)

Quote:
Lindquist has also partnered with the Willamette River advocate Human Access Project to create the first public river access point in Northwest Portland.

“This is a landmark development in Portland,” Willie Levenson of Human Access Project, said in a statement. “Northwest is the one quadrant in Portland without river access — the Pearl District will soon have a new beach. To our knowledge, this is the very first development that specifically considers access to the river as part of its design plan.”

Well, those of you hoping for retail at the Centennial Mills site might be getting what you were looking for.

The project is the conversion of an existing building used by the Portland Mounted Police department into a restaurant and nightclub.

If the restaurant and nightclub isn't called "The Stable" it will be a huge missed opportunity.

Ha! Well it’ll be interesting to see who operates this.

Well this is…interesting. And maybe concerning for overall development timeline (article at least implies as much).
