I agree with you that there is nothing around it and that's a big issue. But more and more I'm realizing that a lot of people don't want to be near SkyTrain. There is a market for it. Both because of noise and the issues that come with ST (bums etc...). I'm minutes away from the Burquitlam station and in three years I've used the train two times. My wife and I will never take the train over our car. Not in this area. Because the train to Vancouver takes so long and it's so uncomfortable compared to our car.

I would still want to be near the train station because of the amenities, the density, and heck, even the possibility that if I want to use the train in an emergency, I can. But I know a lot of people that absolutely despise the noise, the litter around the stations, the graffiti, the bums etc.

It's bit of an odd take because there is going to be a shuttle to Braid station that is 5 minutes away. Also there are two grocery stores and multiple restaurants within 5 minutes. The final development will also have ground floor commercial space. Should it have been single family detached housing?

Indeed.
The Master plan for the development shows that some of the later parcels - including one currently in permit process) will have commercial and retail on ground level, not for from where this tower is.

Though until those get built, it's going to be a bit of a rough going for both this tower and the next two phases currently in presale (another tower and the lowrise residential building nearby.).

And there's quite a fair bit of commercial across the highway to the north.
