All loading and maneuvering associated with loading to be handled on site and within the parameters of the site.
The site is opposite the Alberta Commons, which is anchored by Natural Grocers. The development was originally going to include Trader Joe's, but they pulled out after the development became a symbol of the gentrification of N/NE Portland.

I assume they have a tenant in mind, and I'm curious who it is. Trader Joe's has been expanding in the region a lot, but I'd be very surprised if they want to try that specific intersection again. The only other retailer I can think of that is expanding, and doesn't have a nearby store, is Market of Choice.
Notice of a Pre-Application Conference

Gordons' Fireplace auction, again. I wonder what the eventual future will bring. Can it be renovated and re-used and still pencil out? Should it just come down? Such an eyesore.

It's so dang close to the very busy travel lanes on both Broadway and NE 33rd, I'm fairly certain the adjacent sidewalk is nowhere close to meeting ADA sidewalk compliance. Maybe it should just be razed.

Is it this? Tough to tell exactly which parcel it is from the photo, but seems like it. A veterinary facility.

The new owners of a graffiti-covered building in Northeast Portland hope the historic structure can be renovated into affordable housing.

In October, the old Gordon’s Fireplace Shop building in Northeast Portland sold at auction for $575,000.

Court records identified the winning bidder as Portland real estate developer Tony Ngo. Ngo told KGW he and a group of business partners purchased the property with plans to facilitate its sale to the non-profit Do Good Multnomah. Ngo said Do Good Multnomah plans to renovate the building into affordable housing for homeless veterans.

That is exactly what I hope would happen to that building. Retain the character and bring it back to life as housing.
