Adeline Alliance Team has been selected to redevelop the Ashby BART Station in the south of Berkeley, Alameda County. The successful vision proposes a densely packed mixed-use hub that ties together community needs and residential services below hundreds of apartments. The project is currently in its preliminary stages as the team and city enter an exclusive negotiation agreement.

The winning proposal consists of roughly six hundred units, with the current iteration expecting 618 apartments. Renderings shared by the expansive design team show an early conceptual design for the purposes of the competition. That team includes DIALOG, Urban International Studios, PYATOK, Yes Community Architects, and Plural Studio.



While renderings are included in the plan presentation, it must be reiterated that the final design has not been decided. The preliminary plan includes a fifty-fifty mix of affordable and market-rate units. The site plan includes five structures reaching seven stories tall, including two market-rate apartments, two affordable family complexes, and one senior affordable housing project. Roughly 25,000 square feet of leasable retail and office space will be spread across the area.

An update on this one. Looks like they decided to retain the two historic facades, eliminated all the parking for cars, and increased the parking for bicycles!

The updated specs for 2300 Ellsworth St:
- 7 floors, 85 ft
- 69 units (8 1BR, 12 3BR, 6 4BR, 43 5BR)
- Parking for 0 cars and 103 bicycles

Demolition work is underway ahead of a seven-story apartment complex at 2300 Ellsworth Street in Southside, Berkeley. The project crews have retained two historic facades overlooking Bancroft Way, with most of the property now cleared for construction. Riaz Capital is the project developer.

LDP Architecture is responsible for the design, having taken over the project from Stanley Saitowitz Natomas Architects. The latest illustrations show a podium-style building above the single-story historic facade. The residential addition will be wrapped with a mix of white or blue fiber cement plaster.

The 0.37-acre property is located at the corner of Ellsworth and Bancroft Way, across from Edwards Stadium at the southwest corner of the UC Berkeley Campus. The Downtown Berkeley BART Station is five blocks away, and the busy commercial Telegraph Avenue is two blocks to the east.

The UC investment arm acted through affiliates to purchase a large hotel at 2121 Center Street in Downtown Berkeley. The purchase appears to be a financial investment by the University of California and not a specific expansion of the UC Berkeley Campus. As such, there are no immediate plans for conversion of the building’s use or layout.

The 331-room Marriott Residence Inn sold for significantly under its appraised value. Despite a 2023 appraisal at $218 million, the property was bought at only $175.8 million in an all-cash deal. The final price was about $531,100 a room. If compared to new construction, estimates place building costs in the range of $700,000 to $900,000 a room.

The falling value is likely due to the recent period of slower growth in the Bay Area lodging market. Many similar properties have seen dropping values, defaults, and foreclosures. However, the University of California still sees this property as a good long-term investment, with spokespersons citing its excellent location and the high profitability of the hotel’s price bracket.
