Central Station MultiStudio

Went on a tour of Maeve, the 32-story tower over the weekend and have to say I was pleasantly surprised with the Central Station complex. Yes there will always be opportunities and misses but I'm personally happy the pros outweigh the cons.

Parking for the complex is located under Anova, the 22 story tower but separate elevators allow tenants to go straight up to their respective towers. One perk I love is regardless of which tower the tenant lives in, they have access to both building amenities.

Maeve opened in Novmeber with the first major wave of tenants moving in January 20206. It has a 4th floor amenity deck with a pool, grill area, and small gym. They also have a 33rd** floor community kitchen, coworking space, balcony with amazing views. ** Noticed in the elevator that there is no 13th floor so while the building is 32 stories tall, the highest floor is labeled as 33.

Anova opened earlier in July 2025 has street level coworking spaces and a 22nd floor large gym, movie room, communal kitchen, lounge, business center, and outdoor balcony space they're still figuring out what to do.

Didn't take pics but here's the site to their architect firm. Gorgeous pictures and very well said description of the project. LOVE how this captures downtown's growing urban footprint.

Did you get any impression of the vacancy rate in the building? How is leasing going? What about other residential towers in Phoenix?

Per the leasing team, Maeve is around 30% and Anova is closer to 70%. Seems it's expected due to the earlier opening but also because of the leasing options. Anova is cheaper with smaller units and a sublet option to market towards students; units offer leases per room with shared living spaces. Both towers have 3-4 month free rent promos based on your lease length so they're still pushing hard. Planning on touring a couple more new builds soon all of which have very similar promos.

Really wish they could have screened the elevator penthouse better... sticks out like a sore thumb.
Otherwise looks great.

Did they say anything about any retail tenants yet? I can’t believe there is no retail there yet.
