Excavation Underway at 200 Douglass Street in Gowanus, Brooklyn

Earthwork is underway at 200 Douglass Street, the site of a 22-story residential tower in Gowanus, Brooklyn. Designed by Ismael Leyva Architects and developed by Midwood Investment & Development, the 225-foot-tall structure will span 300,000 square feet and yield 270 rental units with an average scope of 750 square feet. The development will also include 19,000 square feet of retail space and 42 enclosed parking spaces. The property is bounded by Douglass Street to the north, DeGraw Street to the south, and Bond Street to the west.

The new rendering shows the eastern side of the building facing the Gowanus Canal, along with the project’s public waterfront esplanade. The building will begin with a three-story podium clad in dark gray paneling and topped with a terrace featuring light landscaping. Following a setback, the main tower will rise with a grid of floor-to-ceiling windows surrounded by light gray paneling, with a two-story grid of red paneling framing the tallest portion of the building. Shorter wings on the southern and western ends of this volume will make for an L-shaped footprint.

Excavation has begun on portions of the site since our last update in late-March, when the plot sat cleared and dormant. Multiple excavators and a piling machine are active, preparing the property for the start of foundations.

The Westmark Nears Completion At 395 Carroll Street, 325 Bond Street in Gowanus, Brooklyn

Construction is nearing completion on The Westmark, a two-tower residential complex at 395 Carroll Street and 325 Bond Street in Gowanus, Brooklyn. Designed by Hamish Whitefield Architects and developed by Rabsky Group, the structures will span 526,000 square feet and yield 603 rental units. The project will also include 51,000 square feet of ground-floor commercial space and two parking garages. President Union LLC is listed as the owner of the property, which is bounded by Carroll Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

Significant progress has occurred since our last update in early April 2024, when the reinforced concrete superstructures were just beginning to rise. Work is now wrapping up on the exteriors, with only some finishing touches remaining. At 23 stories, 395 Carroll Street is the taller of the towers, and will include 424 apartments, 10,150 square feet of ground-floor commercial space, and a 48-car garage. The nine-story 325 Bond Street will house the remaining 179 rental units, as well as 23,000 square feet of commercial space spanning two levels, and a 44-car garage.

The podiums of both buildings are clad in a uniform brick envelope, while the towers feature a contemporary glass enclosure with numerous balconies lined with glass railings.

Interesting rundown — thanks for sharing.
It definitely looks like Gowanus is heading for some significant changes. The mix of added housing, preserved manufacturing zones, and the focus on cleaning up the canal could work well if the city follows through. I’m especially curious about how the height increases and the MIH requirements will play out in practice. It could be great for the neighborhood, but we’ll have to see how developers handle the “grow smart and grow green” part.

Neighborhood is booming!

Many of the towers we see were not here a few years ago. Incredible transformation and still on-going. Makes me excited for Jamaica Queens with the rezoning and the potential with 12k+ units and the big boy, the great LIC expansion.
