Description: In a stakeholder presentation delivered on March 11, 2026, Landmark Planning & Design Inc. and Affinity Architecture Inc., on behalf of a local Winnipeg developer, unveiled two preliminary design concepts for the consolidation and redevelopment of three properties at 824, 826, and 830 Grosvenor Avenue in the McMillan neighbourhood. The proposal seeks to rezone the 18,042-square-foot site from Residential Two-Family (R2) to Residential Multi-Family (RMF) to accommodate a four-storey residential building containing 45 one- and two-bedroom dwelling units, supported by 30–35 parking stalls (a combination of underground and above-ground stalls accessed from the rear lane), accessible and visitor parking, dedicated bike parking, and enhanced landscaping opportunities. The conceptual designs, which illustrate potential bulk and scale while remaining subject to ongoing refinement based on community feedback, feature two massing options differentiated primarily by primary entrance orientation—one facing Grosvenor Avenue and the other Lilac Street—both aligning with City policies under OurWinnipeg 2045, Complete Communities 2.0, and the Corydon-Osborne Area Plan that encourage sensitive higher-density infill in transit-served, amenity-rich mature communities. The project team will incorporate stakeholder input from the current engagement round, return with a preferred design in May 2026, and target formal development application submission to the City of Winnipeg in spring 2026.

Designed to accommodate retailers of every scale – from large grocers to dining, medical, and daily needs – Dawson Crossing will set the stage for businesses seeking visibility, accessibility, and long-term stability necessary for sustained retail success. Retail in the surrounding areas report strong absorption and consistently limited availability. For example, vacancies are approximately 3.4% in St. Vital, 1.3% in St. Boniface, 1.2% in Transcona, and effectively 0.0% in East Kildonan.

My dad started in 85 and worker there until he retired, I started in 2010.

I'm sure we know some of the same people a few are still around.

My kids K-8 school has over 800 students and staff. Traffic isn't so bad really. I had seen some reports for the new Devonshire school about traffic. And where drop-offs are and aren't allowed. We'll see how they manage it. Probably a better location here than on Peguis and Transcona Blvd for an elementary school. IIRC they might plan for a high school on that land.

Saying that, I don't get why Devonshire wasn't made 4 lanes like the rest of it. Cheaping out I guess.

This is one of the quiet things the Government doesn't want people to know.

They previous government bought the Sumka land for this new school project.

It was going to be one of the 11 schools project the PC Government was going to build through a P3 delivery method.

When the NDP Government came into power, the Premier quickly cancelled the 11 schools project. They resurrected a new schools project in the form of a 4 school package tendered uning Construction Management delivery.

They also bought the land on Devonshire for the new school site.

There is no plan for the Sumka land.

I'd rather the City or Province use it for something instead of more condos to be honest.. Maybe the high school thing I heard was a rumour. At the very least they could work together to finish up the intersection and pathway!!

Nah Sage Creek had good services. We just debate on the 'walkable' nature of the area.

Isn't that the Peguis intersection where one of the RETSD trustees a few years ago got censured for 90 days over talking to somebody in the city without the school boards approval about how to fix it?

ETA

Yes I see he talked to Transcona councilor Russ Wyatt about something related to the land parcel the division was going to buy, but nobody wants to say on the record what the conversation was about

Chiro and physio to address all the sore backs and necks from the constant and never ending commutes?

I was told they owned both pieces of land and hadn't decided which to use for this school. This was last summer so they obviously chose the Devonshire site.

Has there been any news on that development next to the McLaren? IIRC that one was speculative at best. With the Royal Bank now being closed, maybe some opportunity to consolidate or am I dreaming?
