The City of Ottawa has received a Zoning By-law Amendment application at 530 Brisebois Crescent and part of 265 Centrum Boulevard to permit the development of four (4), 35 to 40-storey mixed-use buildings and a three-storey community centre, having a total of 1500 residential units.
Proposal Details
The Subject Site is comprised of two large, vacant properties municipally known as 530 Brisebois Crescent and 265 Centrum Boulevard, each located within Orléans Town Centre. 530 Brisebois
Crescent is a generally rectangular shaped parcel of land, located north of Brisebois Crescent and immediately south of Highway 174. The Brisebois parcel has about 180 metres of frontage to
Brisebois Crescent, 43 metres of lot depth, and an area of approximately 0.71 hectares. 265 Centrum Boulevard is an irregular shaped parcel of land bounded on three sides by Centrum Boulevard and Brisebois Crescent where they meet and has an area of approximately 0.36 hectares.
Both sites are currently vacant. Surrounding land uses are as follow. to the north, the sites are bordered by a Hydro corridor and Regional Road 174 further north, at the location of the future OC
Transpo LRT extension and planned future Orleans Town Centre LRT Station. To the east, the properties are adjacent to Royal 22e Régiment and Cumberland Seniors Park with mid-rise residential developments located farther along Centrum Boulevard. To the south are Orléans Town Centre lands, existing mid-rise residential buildings, and an undeveloped parcel located across from the site. Further south is St. Joseph Boulevard. To the west, an existing recreational facility is located on the other half of 265 Centrum Boulevard in the former YMCA, followed by a City of Ottawa Service
Centre, and the Shenkman Arts Centre. Further west is Place d’Orléans Shopping Centre, which is also the nearest LRT station to this site prior to the funding and construction of the planned Orléans
Town Centre Station.
