The southernmost site along Clark (first image in my previous post) is B3-3, the site at the corner of Clark and Roscoe is B3-2, though the very small size of the site will definitely constrain what can be built there, the site at Newport and Clark has multiple zonings, with 3401-3405 N Clark being C1-2, 3413-3421 N Clark being B3-2, and 3427 N Clark and 946-949 W Newport being B1-5

I was in Chicago over the weekend and had to stop by 4907 N Paulina to check out the new courtyard building. I don’t have anything particularly new to share beyond what you’ve already seen from others, but it looked good so I thought I’d share a few photos.

^ In person, does it look like a traditional Chicago building? Hard to describe what I am asking. In 10/20 years will it look like the other 100 year old buildings?

It feels relatively traditional, though I did notice it doesn’t go back as deep from the road as a more traditional older courtyard building might. They didn’t build as far back because they opted for parking on the backside along the alley. But other than that I felt it was a very good addition to the area. Fits in well and I think will age quite nicely with the rest of the neighborhood in the decades to come.

^ Glad to see this moving forward. They've been talking about this project for at least 10 years.

I've never seen a project take as long as that one. They're slow walking the clean up as it is..I'm not convinced they have the funding. This was approved exactly 4 years ago and this is as far as they've gotten. Not even factoring in what Medicaid cuts are likely going to do to their finances

St Anthony also hired Dorval Carter as president after he left CTA... I can only assume they are counting on him to find Federal funding somewhere.

Is it too early to start talking about landmarking their historic building on Douglass Park?

yeah and Carter is a non factor when the government has explicitly set up our safety net healthcare system to collapse. there isnt a rabbit to pull out of the hat, theres no phone a friend. things are dire. and the plans on this thing were already dubious when announced. im gonna be real honest, i dont see this thing getting built.

3251 W. Division St.

I quite enjoy walking down the segment of Spaulding Street just north of this site, so it’ll be really nice seeing this building capping it off.
44 affordable units, 16 parking spots, pretty good ratio

4725 N Clifton

40 units, can not find any mention of how many (if any) parking spaces will be provided. Looks like it’ll be some pretty nice brickwork

Edit: Jstrange059 beat me to it

We might have to start keeping track of Permit Review Committee meetings. There are a few developments that show up there that don't show up on the Plan Commission or ZBA agenda. Here's one that Urbanize is reporting on:

4725 N. Clifton | 40 units

Nice!. That will have a strong positive impact there. It is really gtoing to help to more fully create an outside "room" with the triangle space and that across Broadway. Only note I have is add another 30-40 to the north.

I saw a short news clip on Fox 32 that some resident group is planning to sue the city to reverse the zoning changes. Does anyone know what are their chances of succeeding?

Old Caspian Rug store?

Not sure if anyone has any knowledge about this but while driving down Lasalle this morning, I was shocked to see that the old Caspian Rug property on Lasalle and Huron has been filled with what appeared to be a sleek-looking sales center.

I saw a render of what looked like a narrow 10-15 story tower on a corner lot. (maybe that very corner?) If anyone is in the area, it might be worth stopping by to see what's up.

Maybe it’s for 227 W Chicago? That’s the nearest development I can think of that sort of matches your description.
