I obviously wasn't paying close enough attention to this map of the Dieppe Blvd extension project:



It clearly shows a normal intersection with LeBlanc Road, with two roundabouts in the more southerly extension leading to Dover Road at Amirault. The connection to Dover/Amirault itself will not be a roundabout (I didn't think it would be).

Apparently work has begun to remove a dwelling at the Amirault/Dover intersection where the Dieppe Blvd extension will connect. As such, work on phase two of the project is now clearly underway,

I completely disagree with making Dieppe Blvd into a 4 lane stroad. Next thing you will be wanting McDonald's and Dollar Stores on every corner with parking lots as far as the eye can see all the way down Dover road.

Induced demand will fill up every inch of space and you will still be sitting in traffic in your F150 thinking one more lane will solve the problem.

If Dieppe wants to grow it needs to step up public transport and alternative modes of transportation fast.

Roundabouts all the way down baby.

I think we can safely presume that the rumoured Amazon warehouse on Aviation Blvd will not happen.

I drove down the new extension of Aviation Blvd the other day, and it was dead as a doornail.

I have heard from sources in the construction industry that Amazon originally wanted an expedited construction schedule of 14 months for a 200,000 sq ft facility. They could not find a local contracting firm willing or able to accommodate them (mostly because they were so busy elsewhere). It's been <crickets> from Amazon since.

This is too bad. I suppose Amazon could still change their mind, but, with the new paradigm in Canada/US trade, this could be the final nail in the coffin for this formerly promising proposal.

It shouldn't be a stroad. I think it should be a 4 lane arterial with none of the problematic direct access of a stroad. Something like Vaughn Harvey Boulevard is the move here. The problem at this time is that Dieppe is building density out into the suburban sprawl, but is not following up with mixed zoning. This means that people living in these many apartments still have to drive to get their needs, rather than walking. They're providing no viable alternative to driving, and persisting in Euclidean zoning. All of these apartments along the corridor should have commercial on the ground floor, but none of them do. They're creating a traffic nightmare.

Over the weekend, I noticed signs next to the Coop IGA from L'Intendant and construction fencing on the side of the Coop building. L'Intendant Inc. is a Quebec based construction company. I assume that the so long rumored expansion of the coop is finally happening.

The proposed small retail plaza attached to the Dieppe Blvd Superstore now shows three pre-leased units (I'm pretty sure it was only two before).



One would think they will be considering construction soon.

The average size of a Dollar Tree is 10,000 sq ft, so, yes, this pad would be perfect.

They are certainly doing some heavy duty reconstruction on the intersection of Amirault Street and Dover Road (where the extension of Dieppe Blvd will connect up).

The new intersection will be much larger, and, there certainly will be added righthanded turning lanes (at least). I suspect added left turning lanes as well, and, I presume this intersection will be signalized.

Work is progressing quickly, and, I suspect they want it done before the snow flies.

Obviously not a "small retail plaza." Apparently a six storey 50 unit apartment building with ground floor commercial space. The impressive densification of downtown Dieppe continues.....
After a period of some inactivity on this site, a bright red mini tower crane has appeared, and it would seem that this project will soon progress beyond the first floor stage.

I suspect this is the same crane that was erecting the six storey Seville apartment building on Waterloo Street. It was taken down the previous week, and, apparently has been moved to this site. I presume this was the reason for the temporary delay in the construction of this building.

Full speed ahead now!

A second lot has been cleared on Englehart Street, near Champlain Street.

I know there were previous rumours of a new privately run 25,000 sq ft indoor pickleball facility on Englehart, that would include food and beverage options (sort of a pickleball version of the Bunker on Main Street in Moncton).

I wonder if this is what is being built?

NEWS ALERT

Retail Talk & Share is reporting there is a rumour that Angies Show Palace on Champlain Street (as well as two houses in behind) has sold!!!

Angie's has been a blight on downtown Dieppe for decades. Dieppe city council will be rapturous with glee if this is true.

This is prime development land immediately across the street from city hall. Could there be a substantial development in the offing??? Downtown Dieppe has certainly fleshed out in the last 5-6 years.
