nothing sez a casino belongs anywhere, but it most definitely doesnt belong on the famous family beachfront next to kiddie rides. and you know ts and citi are most likely. we’ll see, but bet.

Either you've never been to Coney Island, or that just a silly statement on your part. Coney Island has NEVER be a "famous family beachfront for kiddie rides". It's been everything but that. Are there kiddie rides there? Of course there are, it's an amusement district. But to come on here and pretend Coney Island has been a clean, family fun, Disney-like destination is just ridiculous. But even if it were, "kiddies" aren't allowed in casinos, just like they aren't allowed to buy the alcohol served there, or go into the nudie shows.

The 80's were a long time ago. The Coney Island of today is no different than most of your standard Jersey beach towns - a bit seedy, but still little more than a sandy beach with carnival rides and overpriced drinks.

Only an idiot would think Coney Island is not Coney Island. Coney Island was never Disneyland. Do some research on the history of the place before you start babbling that particular brand of nonsense.

The announcement comes eight months after the mayor’s office released a request for proposals for a developer to build a 500-unit project on Surf Avenue between West 21st and 22nd Streets.

The development is one piece of the city’s plans for the neighborhood, including funding affordable housing projects, a more than $1 billion investment in the historic Coney Island Boardwalk and a $42 million renovation of the Abe Stark Sports Center. Rybak’s project is part of the city’s broader effort to build nearly 10,000 housing units on city-owned land, 1,500 of which will be in Coney Island West.

“Utilizing public land for housing is a critical way to increase our supply,” NYCEDC president and CEO Andrew Kimball said in a statement.

Rybak agreed to purchase 80,000 square feet of city-owned land that is currently being used for public parking to build 505 units of mixed-income housing. The project will include 25 percent of units designated as permanently affordable, ranging from 40 percent of the area median income to 100 percent of the area median income.

Sergey Rybak, the CEO of Rybak Development, said he expects the project to cost over $350 million.

As part of the RFP, developers were required to privately finance the deal, according to Rybak, and the project will be eligible for the 485-x tax abatement. He credited the firm’s local expertise with informing how it underwrote the deal, pointing to a 499-unit rental building covering 1 million square feet down the street that launched in the last week.

City selects RYBAK to develop Coney Island’s Tilyou Towers

Brooklyn-based IMC Architecture is the designer for this complex, which will provide ground-floor retail space and replace existing public surface parking with new public structured parking. Named Tilyou Towers, for George C. Tilyou, founder of Steeplechase Park, the project is slated to begin construction expected in 2027, with a completion goal of 2030.

Live look at the Coney Island amusement/entertainment district, on this beautiful Saturday afternoon. Dead as a doornail. And such, it shall remain. That sound you hear (if you could) is the silence of thousands of people not working, playing, relaxing. The silence of no economic activity taking place whatsoever. There are people who would have you think this is better. They are Morons.

As part of the full reconstruction of the nearly three-mile-long boardwalk, the Parks Department will partner with the Economic Development Corporation to replace the utilities and structural piles and elevate the walkway in some places.

The complete project also includes improving adjacent access points to the boardwalk with ramps and plazas, and renovating more than a dozen adjacent buildings that house lifeguard stations and public restrooms.

“This is really our opportunity to look at the whole 2.5 miles together as one piece,” said Grace Tang, a Parks program director, at a Brooklyn Community Board 13 meeting Monday night.

The Mayor’s Office of Management and Budget in September earmarked the capital funds for the project through 2032. Mayor Eric Adams in February noted the boardwalk’s reconstruction as part of a larger initiative to redevelop the neighborhood, with plans for 1,500 new apartments and the renovation of the Abe Stark Sports Center.

Construction is many years away with design for the new boardwalk yet to begin. The EDC plans to issue a request for proposals for the project early next year.

The work will take place in phases, across years, to allow the public access to the beach, said Brooklyn Parks Commissioner Marty Maher. He estimated that community input sessions would start in two years.

The Parks Department floated an idea to create upper and lower tiers of the boardwalk in the reconstruction. That would involve keeping some parts of the boardwalk on lower tiers, with steps or ramps as much as 30 inches up to connect to higher tiers.

Parks officials said the elevation would not block views of the beach and would be in alignment with possible future coastal flood protection plans from the federal Army Corps of Engineers.

One area resident, Abby Jordan, said she would like to see flood resilience elements for the boardwalk resemble those in the Rockaways, with beach grass to fortify sand dunes along with an elevated boardwalk.

“It would be a dream that would hopefully see something that is hybrid, holistic, meets the points of being able to work with nature-based solutions, but then also meets the points of maintaining a historic amusement district,” Jordan said.

The Abe Stark Sports Center was designed by Daniel Chait and opened in 1970—it measures 46,000 square feet. Architecturally, the building is defined by umbrella columns that support a sloped roof. Clerestories wrap its envelope, and its cavernous interior is primarily a hockey rink. The building’s namesake is “Mr. Brooklyn” Abe Stark, a Brooklyn borough president who served in the 1950s and ’60s.

The De Blasio administration initially proposed demolishing and replacing the rink in 2019, but community opposition saved the sports center. Now, TenBerke’s goal is to “re-establish the sports center as a vibrant hub for recreation and strengthen its connection to the surrounding community,” the office shared in a statement.

Everything that is wrong with Coney Island....in no way should this monstrosity be landmarked. I preferred a complete rebuild, but we're not getting that. Landmarking would make it impossible to get anything decent out of this hulk.
