Actually, it will remain empty for years because anything new will be contested.
Apparently the 500 lot is not meant for us common people to live in. Here is a quote from their website:

"231 Richmond Street - DEMOLISHED
~~~~~~~~~~~~~~~~~~~~~~~~~~
A report on the Reconsideration Request questioning the validity of the demolition permit and presenting a case that the 500 Lot Area of Charlottetown is still a designated Heritage Preservation Area is due to be presented at the August 5, 2025 Planning Board Meeting."
In other words, no new development, we live here, nothing changes. Funny thing about these people, they say nothing about dilapidated buildings outside the 500 lot. Anything new in their precious 500 lot, no way, it's ours, you can't live here!
After two and a half years, construction has started on this three unit. Wow, even a three unit can't be approved in the 500 lot without Andrea Battison and friends, hopscotching to IRAC to stop this and other developments. I'm sure the time tied up by City staff to fight this was excessive. I, being a citizen of this city, would be shocked at how much that would be.
Here is a rendering,
The fence is up, the hut is in place, and the site prep has begun. The parking lot has been removed, and so have the ugly spruce trees.
IRAC has already approved this, and so have the government waterway and environmental approvals. Not much else is needed other than a permit. That should be next! The old 500 lot foogies can't stop it unless they chain themselves to the equipment. Bring it on!
I was in Summerside & Cavendish on the weekend, and I have a slew of pictures. That city is booming like crazy!
Let’s start in Cavendish where they’ve expanded the Cavendish boardwalk!
Next this is the new research centre at Cavendish Farms. There is some other newer warehouse type buildings on site as well. Happening spot.
Next is an expansion of the reads corner Esso.
Also in Reads Corner is this little development. They plan on accessing it via a new road at the end of water street.
Coming in to the city on water street is the Arsenault Bros development.
Also the entrance to the city’s new East-West connector road that connects MacEwan road to Water street.
Next to NuCity plaza there is another apartment building. There will also be a road here that will eventually connect to Lefurgy subdivision.
Moving uptown, we have tops to floors and what I’m assuming is a new building owned by tops to floors being built next door.
A bit further up the street is a brand new Scotiabank and the return of DQ
Across from Walmart we have the extension of Roy Boates Ave. over to central street and the new Kent store.
Over on central behind the new Kent is a massive new Honda dealership
We have a new No Frills next to Shoppers
Sticking with retail there is now a Pizza Hut in downtown Summerside
Finishing off the city tour with some new apartments.
This one is downtown where McDonalds used to be.
This one is downtown in the corner of Summer & Water
This is a new one on central street near pope road.
This one is newer, it’s in the site of the former Sommerset Manor. I believe they’re building another building next to it as well.
This is a beautiful new health centre to replace the existing one on the corner of Granville & Linden. Behind it you can see another apartment building. This is on the site of the former Holland college building.
It’ll be nice to see the confederation centre project when it’s all complete and compare it to what was there previously. I think it’ll be an improvement.
This is one of the renderings. The others are still four storey but the exteriors consist of different building materials.
94-98 Dorchester St
Demolition of Multi-unit Residential Building - Renewal
Both are abandoned and need replacement. Where's Andrea Battison because 68 Queen St was built in 1901? Crickets! Good!
Here is an opportunity to make density, 5-6 or more floors with businesses on the bottom. Four floors isn't going to cut it. It's probably the way it's going according to the rendering, pity!!
Nice to see these are being demolished though.
Corner of Kent & Great George
This eight storey, is it going to be made of wood?
Gheez, it's taking long enough to get outta the basement.
Here is a not so good picture. One delay is probably workers, as I only see a skeleton crew there.
Here is the pic,
The opposition is strong, and I see someone has taken this to IRAC, however, I believe someone has done that already, and it was defeated. There's a lot of pressure on city council and at the provincial ministerial level.
Dang shame we have people who oppose housing, regardless of income! These opponents don't have a housing problem! It's just pure selfishness as far as I'm concerned!
There is nothing then can do except for for go :explicit: themselves at this point. The only time I support a NIMBYer is when a project is completely out of place. Otherwise, increase that density literally anywhere you can!
The Banks
The provincial permit, issued Aug 14/25, for Boardwalk Construction and Tree Cutting, at The Banks construction site, has been approved. We should see work continue on the site soon, if it hasn't already.
DEMOLITION
Alright! Now we're talking! Lets get on building density! It's downtown! Let's get on with having more people living in the downtown. Businesses on the main, 6-10 floors of living space on top. And never mind blocking the view of the Bascilica. Nobody lives there!
