Yes, I think some adjustments to the material palette/cladding and this could be an excellent development. They've already made all the right choices about the massing, the street level, where the parking goes and how much, etc.
Also note that there is a future development site 65' x 80' to the west of this new building, so there is certainly still room to continue adding housing here in the next cycle, probably more of a boutique development targeting a higher income buyer or renter.

It appears the plans for 310 Huron also call for vacant space "not in scope" of the project plus a small parklet on the west side of the property.
Open space is always a nice addition, but I can't see it being any better than the underwhelming parklet at nearby 313 N. Orleans. It will be a dog relief station first and foremost.
Yeah the pocket park is dumb. But I think it was the price of entry as this was negotiated with the previous developer on the site.
It can work sometimes, I love the pocket park at Exhibit on Wells which is livened up by a cafe, yoga classes, etc and on a busy pedestrian corridor. Orleans is such a busy street, it's just loud and unpleasant.

Stupid and wasteful. I can't tell you how many old two flats that I have been that were a gut renovated flat (or converted into SFH) that are really great. Unimaginative and cheap developer.
CoStar, Urbanize and Crain's are reporting plans to redevelop the vacant warehouse near Wrigley Field at 3233–47 N. Sheffield Ave. into a five-story, 92-unit apartment building.

The density is great minus the fact that the cars behind the building will get broken into daily. Also, Reilly will not let that cladding slide. It looks god awful but with how expensive it is to build, I am not surprised it has been proposed. We can only pray they use brick. Sad because Noah is using brick on their development at Chicago and Franklin.

it's either going to be torn down to be replaced with condos that sell quickly and can be built fast, or its going to be converted into a ultra luxury $2.5 million single family home, but then at least we get to say history has been preserved.

Were the property taxes kept at the historic value? Probably not.
If you want to preserve history, the first rule is probably to stop taxing it into demolition.
