^ I guess my thought was the fact you have 3 golf courses and the large North East Recreational center that the city wants to develop in the area plus 167 Ave is a major arterial road going east which would connect directly to Highway 21.
Living in North East Edmonton the amount of development is impressive and maybe a proactive instead of reactive approach to road development is preferred.
