Reference to the existing low rise housing is nimbyism no matter what "if" facade is placed behind, "community character" changes over time and isn't a reason to reduce, delay, stop,or deny much needed housing.

City spent billions on infrastructure is prefer it be used.

I need better renders, but from the drawings this to me is my most exciting project, twin towers, all glass 31s at 104m right angle for cool sunset reflection
also reminds me of these towers off the 401 in toronto

It's fun to see my childhood neighbourhood get gentrified. Definitely a good concept and use of space to put two tall towers. I'm a little surprised they didn't connect the podiums but if they use that plaza in between them properly it could be a win. Not a huge fan of the North and South facing balconies, I think they should either centralize them or mirror them on each side. Otherwise great project so far. (Re-open Mandarin Ogilvie PLEASE!)

Seems like some of the approval process for certain projects are being streamlined or fast tracked which at face value is a good thing. It's not like we hold developers to any type of standard to exterior finishes anyways so we might as well get a move on.

Will be interesting to see how quickly shovels go in the ground here. In this case it will be more market conditions than the city itself which I can appreciate.

Disappointing in a sense, but I actually welcome the variety of heights in the future Cyrville Skyline node.

Yeah, I'm good with this. Been quite a journey, from 18 floors, to 24, to twin 31s to 21 and 30.

These new heights offer the height variation we desperately need in Ottawa. Luxo will probably always be the dominant one in this area, at least for the next 50 years.

TCU to break ground on Ogilvie Road apartment complex as firm’s multi-residential pipeline grows

An Ottawa developer is set to launch construction on a proposed rental apartment complex on the former site of a popular Chinese restaurant in Gloucester as its pipeline of projects in the neighbourhood continues to grow. TCU Development Corp. says it aims to break ground early next year on Soul, a 21-storey highrise on the northeast corner of Ogilvie Road and Cummings Avenue that will include about 280 rental suites. The firm has the green light to build up to 30 storeys on the property, which is currently home to a strip mall that includes the former Mandarin Ogilvie restaurant, a popular eatery that ended its 36-year run in 2024. The plaza will be demolished to make way for the new development. TCU’s original proposal called for a 24-storey tower on the site. The firm’s director of asset management, Stefania Parnanzone, told OBJ Wednesday the decision to reduce the building's height was "a strategic one" aimed at making the design as efficient as possible. “Construction costs have begun to ease since the peaks we saw during COVID, creating a more stable environment for project planning," Parnanzone said. The company is also revising other elements of its original plan, which proposed about 5,000 square feet of ground-floor commercial space. The updated proposal now includes a mix of public and private space on the ground floor. The plan calls for a cafe or quick-service restaurant to occupy about 1,500 square feet, with about 1,200 square feet set aside for co-working space.

Other amenities include a lounge, fitness centre and four “personal service hubs” – small, private offices that would be rented to solo entrepreneurs, Parnanzone explained. “I don’t think that work from home is really going anywhere,” she added. “Although the government and a lot of the private sector are calling their employees back to work, I think there is always going to be some manner of that hybrid, work-from-home option. We want to make sure that we’re accommodating that in the building’s design.” The proposed development also includes two levels of underground parking as well as a ground-level lot that will feature EV charging stations.

Parnanzone said the exact number of parking spaces is still “in flux,” but will likely be in the 100 to 120 range – fewer than the 186 spots proposed in the original plan. She said the company is looking at partnering with a car-sharing service to cater to residents who don’t own cars. Pomerleau will construct the highrise, which is being designed by Roderick Lahey Architects and Toronto-based interior design firm U31. TCU is aiming to have the project ready for occupancy by 2028. The Ogilvie Road building is one of several multi-residential construction projects in TCU’s current pipeline. Across the street at 1188 Cumming Ave., the firm is poised to start leasing a six-storey, 188-unit rental building that’s expected to be ready for occupancy in February. TCU is also targeting a February move-in date for tenants at a six-floor, 100-unit mixed-use development at nearby 300 Tremblay Rd.

The company has also just completed leasing up a six-storey, 117-unit multi-family development at 1155 Joseph Cyr St., just east of the St. Laurent Shopping Centre. Meanwhile, TCU has purchased the property at 1151 Ogilvie Rd., next door to the Soul project. The firm plans to redevelop the site, which is currently occupied by a vacant restaurant building, with two towers of 20 to 24 storeys and a total of about 300 rental units. “We’ll assess the market and decide when we're going to move forward on breaking ground there,” Parnanzone said. “There have been several new purpose-built rental completions in recent months, but that level of activity is expected to ease moving forward. It positions our projects well as demand continues to remain strong."

The podium seems to largely match the elevations from the previous page.



Seems strange they would again change the plan after several previous revisions. Hope to see an updated DevApp to reflect the new 21, 20, 24 floors.

That's good news. If they stick to this design, and they certainly have in the past, it should add a nice, clean, modern tower to the area with contrasts well with Luxo that's a bit busy and grey.

I love that this area is slowly transforming into a true TOD. I would love to see that big Canex building right in front of the station demolished and have like a bunch of towers and midrise pop op. its such a massive waste of space right now especially right next to an LRT station

What are the chances of that actually happening? I was thinking the exact same thing, its such a huge space and most of it is empty parking. Theres no way the land value hasn't ballooned like crazy at this point.

It really does. Looks taller than the 115m that it is on it's own. You don't even notice the hotel portion from the 417 split. Hopefully the neighbouring development rolls right into the tower portion after the 6fl under construction right now.

I'm going to miss the tasty Dim Sum.

Grace O'Malley's is now gone. We can spot an excavator and a few large piles of dirt on the site. Couldn't see if there was an excavation due to the opaque boarding around the site.

TCU Development partners with Fiera Real Estate to develop former Mandarin Ogilvie site

Ottawa-based TCU Development Corp. is teaming up with a Toronto developer to construct a 271-unit rental apartment complex in the city’s rapidly growing Cyrville neighbourhood.

TCU plans to build a 21-storey highrise called Soul on the former site of popular Chinese restaurant Mandarin Ogilvie, which ended its 36-year run in 2024. On Tuesday, the firm announced it will break ground at the site on the northeast corner of Ogilvie Road and Cummings Avenue next month.

With construction set to begin, TCU is partnering with Fiera Real Estate, a Toronto property investor that it said will bring “institutional investment capabilities” to the project through its Canadian Built Opportunities Fund.

“Strong partnerships and aligned teams are what drive successful projects and this one reflects that from day one,” Mike Corneau, co-founder and CEO of TCU, said in a news release. “Partnering with Fiera Real Estate is a strong signal of both the quality of Soul and the long-term fundamentals we see in Ottawa.”

The proposal, which has already received approval from the city, calls for a mix of public and private space on the ground floor, including a cafe or quick-service restaurant to occupy 1,500 square feet, and 1,200 square feet of co-working space.

Other amenities will include a lounge, fitness centre and four “personal service hubs” — small, private offices that can be rented to solo entrepreneurs.

Pierre Pelletier, senior managing director and head of development and debt at Fiera Real Estate, said the project is exactly the kind of partnership the company was looking for.

“Soul represents an ideal inaugural investment for the Canadian Built Opportunities Fund — a well-located, purpose-built rental development delivered by an experienced local partner and built by Canadian union tradespeople,” he said. “It demonstrates how institutional capital can generate long-term value for our investors while creating meaningful opportunities in the communities where we invest.”

The proposed development also includes two levels of underground parking as well as a ground-level lot that will feature EV charging stations.

The Ogilvie Road building is one of several multi-residential projects in TCU’s portfolio, which includes others in Cyrville.

Across the street at 1188 Cumming Ave. is a six-storey, 188-unit rental building that recently began leasing. Earlier this year, TCU also began moving in tenants at a six-floor, 100-unit mixed-use development at nearby 300 Tremblay Rd.

The company has also completed leasing a six-storey, 117-unit multi-family development at 1155 Joseph Cyr St., just east of the St. Laurent Shopping Centre.

In addition, TCU has purchased the property at 1151 Ogilvie Rd., next door to the Soul project. The firm plans to redevelop the site, which is currently occupied by a vacant restaurant building, with two towers of 20 to 24 storeys and a total of about 300 rental units.

Meanwhile, Fiera Real Estate is working on another project just a couple of kilometres west of the Cyrville site in partnership with Ottawa firm Colonnade BridgePort.

The multi-phase development at 25 Pickering Pl. — a five-acre lot just east of the Via Rail terminal and Tremblay LRT station — proposes multiple mixed-use highrises with up to 1,200 residential units, including apartments, condos and retirement residences. The project also calls for parkland, retail space and possibly a hotel.
