These two buildings, the flower shop and financial building, on the corner of University Ave and Great George are now in
piles of scrap. Once the cleanup is done we should see
construction start in the near future.

Bank Apartments - Haviland Update

This is a major shift from the former Haviland proposal put
forward by APM a few years ago. It shrunk a bit in height and was adjusted to face north instead of west. Here's the proposal
before the review board. The fight will now be on against this by the Sacred Heart NIMBYs and the 500 lot army. We'll see but APM does have a right-of-way on this so something will be going there.

Proposal for Kensington & Falconwood

This is a vacant lot on the corner of Kensington Rd & Falconwood. It faces Kensington Rd overlooking the Belvedere
Golf course. There is a house on a lot next door that is included in a rezoning of this property.
Here is the proposed rendering.(see below) Now, just down the road near Gordon Dr, there was a proposal and public consultation on a proposed townhouse. The neighbourhood NIMBYs came out in droves with their fickle excuses on why it shouldn't be built which sent the developer back to do a redesign. More on that at a later date.
So if that meets the same opposition, surely this will too. We'll see!

Mt Edward Rd & Freda Ln

This proposal is on the corner of Mt Edward Rd & Towers Rd & Freda Ln. Freda Ln is the new street off Towers Rd where the recently completed APM townhouses are. Here is the rendering.

The city should hold reviewing any more project for Banks until he starts what he already has approved. What’s the point in the city taxpayer paying to review this guy’s applications if he never does anything with his approvals?

Spencer Drive Extension - 2025

Projected Start: Summer 2025
Expected Completion: 2025

Description: The City of Charlottetown is going to extend Spencer Drive to Mount Edward Road. This will help with the heavy traffic on Towers Road caused by people trying to go from University Avenue to Mount Edward Road. To avoid increasing traffic on Ash Drive, a residential street, only right and left turns will be allowed onto Mount Edward Road from the extended Spencer Drive. This will also prevent drivers from turning left onto Ash Drive from Mount Edward Road.

Another big development containing 800 units off Malpeque Road. The land is just north of Countryview Dr which would put it across from the Hidden Valley development.

This is massive!! West Royalty has really been booming the past few years.

This development is actually quite close to Royalty Junction Road as well. I could imagine a connection being made to there at some point. Eventually there will be a need for a connection from Marshfield to Royalty Junction north of the airport. This could be a longer term project though.

Hope this one move through the approval process quickly, these developers are motivated. Their intention when applying for an approval is to actually get the project started, unlike APM and Gray Group…those two seem to apply for approvals a rezoning to boost their land holding value.

An east/west highway from Marshfield to Milton Station is needed to divert traffic out of the city. It could even one day cross the river and meet the Trans Canada at the 48 Road in Hazelbrook to keep traffic out of Stratford/Charlottetown.
