This was Mariano's until they were acquired. Now, it looks like Dom's (from Mariano's founder) is the next best hope. They opened a second store and will likely expand. FoxTrot is more of convenient store, but has some of this stuff and is a local company.

What about Pete's Fresh Market? It's a good quality store.

Ald. Reilly has filed a request to end the PD and downzone it to a DC-3. This is basically the final nail in the coffin

What does downzoning to to a DC-3 mean?

Can't say I'm overly disappointed. The real disappointment was when they scrapped the beautiful initial design.

As far as the Grocery conversation, if they ever open a Caputo's downtown that will be the final green flag for me to convince the wife to get a pied-a-terre within a few blocks of it, so my vote would be for Caputo's.

They have to go through the entire approval process again, community meetings, zoning commission etc.

Chase should collaborate with someone who wants to build condos for a 1k+ mixed use tower. That would be killer here.

130 Franklin downzoning

Urbanize Chicago reporting that Reilly is proposing a downzoning of 130 Franklin to finally kill a dead horse so we can move on.

https://chicago.urbanize.city/post/rezoning-introduced-nullify-plan-130-n-franklin

With the downtown plan to convert old office units to housing, maybe some other developer can acquire this and start the rezoning process to residential (is this possible?) now that the city has shown some appetite for more residential in the Loop area. And put in a grocery store too

I wanted to see this building built but I'll take this as a blessing in disguise. I hope whoever gets their hands on this doesn't blow an opportunity.

Someone close to JDL tell them about this vacant lot and the opportunity it affords. Like they can build another One Chicago here as an example.

Maybe not far fetched. They did pay $100m for the OCS site.

Any guesses on when this site comes back into the discussion? Walked past it recently and it's a far more noticeable eyesore with less hustle and bustle downtown. Same for the surface parking lot at Franklin and Randolph.

I am praying that whenever this site does come back under a developers scope -- that it is mainly resy. I really think this is one of the last prime spots to re-imagine the Loop and diversify it more.

This is also a spot that desperately needs a grocery store and I could easily see a Jewel/WF going here.

Let a man dream guys lol

Yes, I suspect we'll see a residential node develop in the northwest corner of the Loop, between a few existing residential buildings and a couple strong conversion candidates (Civic Opera Building, 2 N. Riverside). It's close to the western terminus of the river walk, the eastern end of Randolph Street's West Loop dining strip, and has a nice cluster of restaurants already in place.

Mixed use would be cool, that way it could be taller too.

I can dream that one day Chicago builds another sizable skyscraper.

There's an 850+ footer going up on the DLSD where the river meets the Lake.

Meh. It needs to be at least 870+ feet for me to get excited. /s
