613 Superior Drive - 142 townhouse units (Appealed)

A 142-unit townhouse development is proposed on a large plot of land off Superior Drive in a newer subdivision, north of Sunningdale and west of Adelaide. I believe this land was originally designated for a school.

Ironstone Building Company is the applicant.

I believe this was a block of land they purchased a couple of years ago for $20M. Probably be a couple of years before we see any site prep work and construction given the current real estate market conditions. Hopefully the city does the Sunningdale Rd widening between Richmond and Adelaide in 2026 or 2027. They also need to do the Adelaide St widening north of Fanshawe to the northern city limits. Ideally the County coordinates with them to widen Adelaide St right up to Medway Rd at the same time.

The proposed zoning of the block of land on 613 Superior Drive for townhouses is up for PEC next week.

Will be interesting to see the discussion at Council.

I seriously do not understand the opposition to this one. This subdivision is relatively new and not even fully built out yet. It seems like the biggest concern is that there will be traffic issues, but as mentioned earlier, a school was originally envisioned for this spot and we know that traffic around schools can get pretty congested all across the city in the morning and evening, so I don't see 142 townhouse units causing a dramatic increase in traffic compared to a school.

But beyond that, there will eventually be hundreds (if not thousands) of more housing units in this area in the future. The lands to the west of this site and east of Richmond are owned by Drewlo and have been designated for urban growth for years. They will likely propose a variety of housing options that we see in newer subdivisions (houses, townhouses, and even apartment buildings).


Edit: I quickly skimmed through the traffic section in the city planning staff report linked in the previous post, and it pretty much confirms what I had thought

The application has been reviewed by City Transportation staff who have confirmed the subdivision and roads have been designed to carry much higher traffic than expected by the proposed development. After 37 years of my job delivering in this city, I like to think I know my way around and I had to look up where this street was lol. Seriously, anyone in that neighbourhood bitching about development are hypocrites lol.

School Board zone impacts due to this and future developments down the road. Sounds like the townhouses may start next year.
