Marty Burger looks to be focusing on office to residential conversion, which could indirectly reduce competition of existing office spaces.

Hence for any news regarding Two WTC, it might come not from Larry Silverstein nor Marty Burger, but from Larry's daughter Lisa.

residential conversion is not going to affect office space competition at all. conversions aren’t focused on the new class A office space.

anyway, i dk what burger leaving means for silverstein, but its good news to have someone with that experienced background jump in on the office residential conversions game. we need more of that.

Had hoped for some confirmation about anchor tenant(s) but I guess 2024 will be another year without 2WTC coming of the ground.

It was rumored 5WTC gets off the ground this year but I don't know if even that's happening.

At this point I'm not holding my breath for either building.

I'm happy with all of the development in NYC but this site is just an embarrassment.

I'd expect much more from the world's superpower. Plenty of money lying around to go ahead and build it too.

You need a large tenant to construct a massive supertall commercial building like this unless you're willing to lose a lot of your own money. Banks won't give you a construction loan without tenants and Larry Silverstein is not going to put up all his money for him to lose it.

I'm sure Silverstein Properties' brokers are out negotiating as we speak for tenants. They're also competing with Midtown's developments.

This is a sacred site, the US government could finance it easily.

A single Aircraft Carrier can cost more than this entire complex for the record.

AMEX' lease is running out next door within the WFC (Brookfield Place)... been rumblings about the original Fosters diamond tower which has larger floor plates for a fintech company.

“Silverstein must be drooling,” an industry insider said of Larry Silverstein, who needs a large commitment from a tenant to get his 2 World Trade Center back on track. “It would be the best site for Amex because the employees are already used to the area.”

U.A.E., Saudi Arabia, and China fund commercial buildings and they have all been money pit unsuccessful flops (i.e. Burj Kalifa and Shanghai Tower) despite how much you and I may love these beautiful buildings. Not only would us tax payers have to fund construction, but, we would also have to fund maintenance for the empty tower. I'd rather have my student loans forgiven and there is no way congress would approve a socialistic scheme like this.

That would be awesome! I was lucky enough to meet the previous CEO Ken Chenault in the penthouse of their current headquarters at the WFC years ago...it was a dream being there!

Let's hope AMEX stays downtown rather than migrating to the midtown or somewhere else...not sure what downtown needs to become competitive again, but all of the planned residential conversions should help.

From design through being commissioned a US super carrier cost 15 billion.
