Wilmington Riverfront

Plans for a 7-floor, 162 unit apartment building by BPG in the center of the Wilmington Riverfront (designed by DIGSAU). Construction isn't planned to begin until sometime in 2025.

A new $150 million facility at the University of Delaware will provide a space for testing new biopharmaceutical manufacturing practices as well as train workers in the highly technical skills needed to produce advanced medications.

UD, state and federal officials broke ground Monday on the SABRE Center, which stands for Securing American Biomanufacturing Research and Education.

The 70,000-square-foot SABRE Center will be located on the STAR Campus next to the Ammon Pinizzotto Biopharmaceutical Innovation Center.

I know its Toll Brothers, but some large projects nonetheless, mostly in Chester County.

Toll Brothers is building 1,600 homes across 11 Philadelphia-area projects. Here's where.

Can you give us the highlights?

If they're including Franklin Station and/or Northbank both are basically sold out. Both have only 1 unit remaining for sale on their websites. I can speak at least for Northbank, here they developed 191 units; every building except for 1 which is still under construction and I believe 2 of the "models" are sold and occupied. Even in the building under construction, every unit is in contract (12 units).

“Doylestown Walk” yet it’s not walkable to anything

I feel like suburban home builders do this all of the time. Gotta love it.

Side not, where is the water at “The Reserve at Waterside” in Ambler?

It's a 55+ community with just an Ambler address but not in the borough and closer to the Bucks County line; if you're heading north it's right off of Limekiln Pike.

Summers was poking fun at the name not the location. "Waterside" with no water nearby.

But according to Toll's website, there is a large pool planned, lol.

Whoever does the branding at Toll Brothers is terrible.

You'll be buying a million dollar McMansion in what's trying to be a leafy neighborhood and the street names will be like Amanda Drive or Wendy Way.

I'm sorry. But if I'm trying to be fake posh I want to live on Lillyfield Lane or Mayfield Walk, not Amanda Circle.

My bad, I was in a rush and didn't finish the thought but I was calling out the location to finish with that there is water there, a big pond and a smaller one behind it and how the road and development got the names.

Haha, yeah, I was poking fun at the naming of the communities.

I'm surprised that Ambler one is still an Ambler address all the way up there. All in all though, this is a nice suburban area for anyone who likes suburbs. There is quite a lot around the Ambler, Blue Bell, Fort Washington, Spring House, Gwynedd, North Wales, Montgomeryville area. A ton of amenities around there for suburban loving dwellers. Ambler is a cute little walkable town too.

Ryan Homes is building townhomes in Exton called Exton Walk that sit behind the new Wawa and some are literally on top of Ship Road and they start at 500K.

500 K to have your back deck face the back of a Wawa.

Then up the road along ship are the single homes that now start at 1 million and the one model home up doesn't look that special. It's also right next to the SEPTA/Amtrak tracks.

Housing market still going strong.

Philadelphia-area home price growth hits 2-year high as spring market gets off to a roaring start
https://www.bizjournals.com/philadel...Pos=0#cxrecs_s

The median home price in the Philadelphia region in April increased 11% year over year to $365,000, one of several key indicators showing the bustling spring market many in the real estate industry were waiting on and hoping for has arrived.

Also in April, inventory increased, more sales closed and homes sold at a quicker pace. It comes after a March when inventory was down, closed sales decreased and prices saw a more modest 7.7% increase in Greater Philadelphia.

Port Delaware (Port of Wilmington) - expansion

The Port of Wilmington is expanding through a public-private partnership that will invest over $600 million into the Port - including a name change, and total revamping of Edgemoor location. Estimates say over 6,000 new jobs will be created.

Delaware Law School relocating to downtown Wilmington

The relocation of Delaware Law School back to downtown has been in the works since Fall 2014, but it’s much more real now than ever.

This iteration of the plan incorporates a shared “campus” (reuse of one enormous building, the Bracebridge II) that includes the entirety of Delaware Law School operations as well as some programs from UD and DSU.

Fall 2027 opening is the aim.

Between the Incyte expansion and the Delaware Law School (plus UD + DSU programs), this side of Rodney Square should be very very different in a few short years

I don't believe this was posted yet. A life sciences firm is moving its HQ from Princeton, NJ to Radnor. Another great sign of strength in this sector for the area:

Certara announces new corporate headquarters in Radnor
Global drug development firm sees ‘vibrant and dynamic community’

By FOR MEDIANEWS GROUP
PUBLISHED: April 17, 2024 at 9:18 a.m. | UPDATED: April 22, 2024 at 11:14 a.m.

RADNOR – Certara, Inc. (Nasdaq: CERT), a global leader in model-informed drug development, today announced the relocation of its corporate headquarters to Radnor. The new headquarters is 13 miles from downtown Philadelphia and will be close to the company’s legacy office in Blue Bell, Pennsylvania, which has been open since 2018.

Certara has 120 employees based in Pennsylvania and plans to hire more regional talent to support its expanding business. Gaining recognition as a prosperous life sciences community, the greater Philadelphia region was recently designated by the U.S. Department of Commerce’s Economic Development Administration as one of the nation’s inaugural Precision Medicine Tech Hubs. The area is primed for technology innovation and job creation, and well positioned to rapidly advance life science research and precision medicine initiatives.

“We are excited to move our headquarters to Radnor, a vibrant and dynamic community that offers a collaborative and engaging environment for our employees and clients,” said Dr. William F. Feehery, CEO of Certara. “We are honored to continue to play a role in the life science innovation driven by companies across this great state.”
