Station will return as an Irving (realigned properly after widening I'm guessing) which it was in the past.

How much widening do we expect this year? Are all the properties from Connaught up to Windsor accounted for in terms of being able to encroach on for widening? I've been surprised to see the new development at Oxford/Bayers have retail so close to the sidewalk. Do they really plan to get an extra lane of traffic in there?

Likely! I guess I just am not clear about it. Will be interesting to watch.

Likely! I guess I just am not clear about it. Will be interesting to watch.
I can't find the old plans online that showed the property requirements but having a look at Explore HRM it appears only four properties don't have the ROW strip in front. The gas station, 6538 & 6544 Bayers and 6524 Bayers which is the one HRM bought and demolished. Outside of that the ROW seems to line up well.

As for B Young it's not noticeable in-person but the street ROW is actually wider on the Connolly-Oxford block than it is Connolly-Connaught. It might be snug but four lanes can fit through there. From Oxford-Windsor the widening will be to the north and the property is already created so those buildings are safe.

The gas station is closed, fencing is up, and an excavator is on site.

Whats going with the the second phase of the Bayers Rd widening? Thought they would have started it this summer.

A demolition permit has been submitted for the former Dr. Piano at 6426 Bayers Road. This is one of a handful of buildings that are physically in the way of the planned street widening.

I checked on HRM's website and the tender for Bayers Road Phase 2 - Transit Priority is set to close on March 30th. This would put construction as likely starting in May.

A notice about the project was mailed out last month to residents that said an anticipated tender award in April 2026, construction to begin in May/June, and continuing for approximately two years.

Does this mean Look Ho Ho's days in that location are numbered? That building is in the same placement

I'm also confused how this will impact the new sidewalk put down for the development just west of Dr. Piano. Are they going to end up tearing some of that out? The building itself seems set back enough compared to Dr. Piano / Look Ho Ho

Your point about The Courtyard 2 got me thinking so I did some digging and it is possible the demolition permit isn't directly related.

This very old drawing by HRM shows the north side curb and sidewalk being relocated, not the south side. There are plans for Halifax Water to do work as well so I imagine they'll do both sides in spots and just leave the newest pieces of curb and sidewalk alone. I was thinking that it was a south side project because of the space needed from the former Canadian Tire Gas lot but the diagram includes that as well. The diagram is from before Phase 1 was even built so it might not be accurate anymore.

Ghosn Group Developments has a mysterious 100-unit project listed for Bayers Road. If this lot is tied into a redevelopment project like that the demolition can be explained. As per HRM's bylaws a when a street is reconstructed the work cannot be damaged for a few years except in cases of emergency. This means that developers have to get their utility work done during the recap project even if they aren't immediately planning to start construction. This happened last year on Dutch Village Road with the former United Church. The developer excavated enough to bring the utilities onto their property but construction hasn't progressed on the building.
