I can't find the correct thread but they are soil testing at a long dead site at 64 Main St East that is bordered by John and Bowen. Really hope something happens here! Mod/Admin please move this post to the correct thread if it exists. Thanks

Those wells are environmental monitoring wells, likely as part of an environmental assessment supporting an RSC filing so they can change the zoning. When you want to rezone to a more sensitive property use (such as changing a former gas station property like this one to a residential development), you need to basically show that the property is clean and satisfies the appropriate standards based on the land use and soil conditions.

They would be doing this to verify if any prior remediation activities were successful.

i was going through some drone photos from the past few week and noticed in a photo from July 3rd that soil testers were on site again. They were gone again by the 7th though.

Someone is planning something… I’m sure we can expect an application of some type soon. I wouldn’t be surprised if they pushed for more than 30 here given the towers on Jackson and obviously Landmark Place. 18 storeys in retrospect is pretty timid, especially if remediation is needed.

Any news on this? I was on a King 1 bus this evening that went past... I got a little excited at the "sold" sign but remembered that it's been there for a while now.

A crew was on-site here today, I stopped to talk to them, they were very cleaning up the site as homeless people are gotten. They will be shoring uo the fence.
Nothing Imminent here, they are still monitoring the soil conditions. Property is owned by Core out of Toronto.

Wasn't this originally a gas station? What the heck does "monitoring the soil conditions" mean - do they think it's going to magically change? You have to actually do soil remediation on this for it to be useable.. half the area is covered by foliage now..

Most likely they are doing reports on the soil condition as a part of the upcoming development application.

This is done multiple times due to the process of identifying contaminants - a phase 1 Environnmental Site Assessment is done first to do a high level review with basic soil testing to determine if the site is contaminated. If it is (like this one is), then a Phase 2 ESA needs to be done with a more detailed look. Some times it even progresses to a Phase 3 ESA, but that's rare.

We likely saw drilling for the Phase 1 ESA a while ago, and now they are back for the phase 2 ESA.

These ESAs have to filed with the ministry before a "Record of Site Condition" can be issued, which is then used to come up with a plan to ensure the land is safe for development for sensitive uses like residential.

All of this often has to be done before an application can even be filed to a municipality, yet alone approved.
