On Willingdon between Brentwood area and Metrotown area you have (N to S):
-Car dealerships (Which will give way to Solo district sized developments)
-Midrise commercial buildings
-Freeway
-Office buildings
-Institution zones east and west
-Windy road with trees
-Highschool
-Stripmall
-Dense single family houses
-Small apartments (one of which I live in)

I'm not sure there is much room for townhouses and midrises.
However, the entire swath between Edmonds and Royal Oak station has been rapidly converting to townhouses and midrises for years, and has if anything accelerated.
