Cool AUSTIN | The Mark | 188 FT | 17 FLRS | Complete

So, I noticed a site plan was posted to the AULCC page, and it's listed as "The Standard at Austin II".

I assumed at first that it was a typo for the site plan for The Standard at Austin. The site map in the site plan does show the location as being the southeast corner of West 23rd & Pearl Streets, which is the location of The Standard at Austin. However, it lists the address as 801 West 24th Street, which is the location of the University Towers.

Also, if you look at the building elevations, which start on page 17, it shows the West 23rd Street elevation as being the south elevation. That could only be the case if the building were north of 23rd Street, which just so happens to be where the University Towers is.

So now we know why the University Towers' garage was demolished last weekend and why there's a demolition permit for the University Towers.

This new building doesn't appear to be an exact twin to the first one, but they will be similar.

The elevations show the main roof as being 174 feet 8 inches, but I measured the mechanical penthouse as being approximately another 10 feet beyond that, so rounding up it would be around 185 feet to the mechanical roof.

Nice catch! I knew the same developer owned both sites, but I completely missed that when I looked a this weeks AULCC plans.

Do these developers have any incentive to make a sky bridge between these two buildings? Would be nice to see in West Campus.

I'm a little underwhelmed by the height considering we'll be losing the University Towers to get it. It's maybe a 50 foot gain in height there. Still, this will be pushing the skyline of West Campus farther west. These two buildings will be the only two of that height west of Rio Grande in West Campus.

Here are those elevations from AULCC. It does have some retail.

I really wish WC developers would request zoning changes for more height - especially since so much of the available real estate for all these 17/18-story projects is already taken. The only project to seek extra height was 21Rio, and that was one of the early projects after the zoning was changed. They got the extra height without much push back.

This one got a name change also to "The Mark at Austin" from "The Standard at Austin II) according to the site plan.

This one was posted to the AULCC update Wednesday. There's an additional rendering of it that I hadn't seen before that shows the setbacks and amenity deck (page 29).

Height nerd alert. I added 3' to the building's height in the thread title based on the new elevations. Some estimating was needed. Three feet might not seem like much. But it moves this project up from 49th to 46th on my list of Austin's tallest projects list.

The ABJ has an article about this project. Demo is permitted, but demo and construction won't happen until the first half of 2020.

So, it looks like they're going to implode the University Towers after all. This doc is talking about exclusion zones for implosion imposed by...Controlled Demotion Inc.

Nice. There is a date listed as January 04 to January 05, 2020. January 05 is a Sunday, which is the day implosions go down. That weekend also makes sense because many of the students living in the area will still be away for winter break.

They might be redesigning the whole thing since they can put a 300 foot building in that location now and with no parking requirements.

I don't know why they'd stick with a 175' when they can do almost double the height for a lower cost (due to no hard parking requirements.)
Since the setback requirements are removed and no parking, they can easily fit double the number of bedrooms compared to the current design on the same land.

Digging underground parking is crazy expensive.
