Jesus fuck, I'm grateful there's a ton of new Chicago construction and development still going on.

UPDATED, 1:45 PM CT, Sept. 6:
Andy Gloor’s Sterling Bay is moving another Fulton Market mixed-use development forward.

The firm sold the vacant land at 1245 West Fulton Market Street and 225 North Elizabeth Street to an LLC that shares an address with Denver-based Ascentris for nearly $15 million, public records show.

In 2013, Sterling Bay bought the parcels that make up the entire empty corner of Fulton Market and Elizabeth in two deals struck for about $4.6 million total.
Quote:
Sterling Bay said the joint venture with Ascentris on the $156 million project is being financed by a $92 million construction loan from Citizens Bank and is slated to break ground this month.

I hear 535 N St. Clair will begin demo within the next few weeks. Will be a great addition to Streeterville.

"Breaking ground this month"

Fulton Market and Sterling Bay. The gift that keeps on giving.

The joint venture is using that parcel to build a 30-story tower containing 254 market rate apartments, 28 affordable units, 89 parking spaces and 2,600 rentable square feet of ground-floor retail, plus a rooftop pool.

Parking podiums in areas like Streeterville should be forced underground. Nice looking project but the visible podium just ruins it smh.

Generally agree with this and at first thought the podium seemed excessive, but half of the podium is for office space, which is pretty nice.

Well yeah they ruin the street presence. That’s obvious. But underground parking is expensive. I would say requiring liner uses around the garage levels is better. You get a taller tower and an activated base. Chicago blocks are deep enough where you can still have a narrower, but functional garage floor plan. You can line the base with “townhouse” units with shallower floor plans on quieter streets or ground floor retail and commercial or office suites on the upper stories like medical or professional offices. Or have it all. Ground floor retail and restaurant, two levels of professional offices above that, and then multi-level townhouse type units on multiple levels above that.

Really recommend a walk around the West Loop while it's warm out for any forumers here. I'm known among friends for knowing the details of every new development (as I'm sure many of you are) and walking around this weekend was a little disorienting trying to track all of the cranes and activity (in a good way).

I'm pretty sure Cassidy Tower is about to start foundation work very soon. I'm certain I saw them seeing up a caisson rig.

I was just down there yesterday. The WeWork at 167 Green is now open to all-access members, so I finally got to check it out yesterday. I walked around for Lunch, and agreed..... It's crazy the amount of "construction energy" down there. Couple it with the general vibe of the West Loop, and it's a fun Friday afternoon experience.
