Developer would construct 453 units, commercial space in Hell’s Kitchen

The nonprofit Covenant House, which serves homeless youth, owns 538 Tenth Avenue and the adjoining 554 Tenth Avenue. Gotham entered into contract in 2019 to buy the former for $78 million. At the time, Gotham agreed to build a new facility for Covenant House as part of the deal.

Permits to demolish the eight-story youth homeless shelter on the site were approved in September 2018. In its place, Covenant House filed plans that year to build a 12-story, 60-unit building at 460 West 41st Street, adjacent to the 10th Avenue parcel.

The demolition was completed in 2019. Construction of the new Covenant House headquarters is under way and expected to be complete by the end of this year. It will include the youth shelter’s sleeping accommodations, classrooms, fitness areas and other support spaces.

When the edifice is ready, Covenant House will vacate 550 10th Avenue and consolidate its operations in the new building, in which Gotham will not have an ownership interest. Gotham will then purchase and raze the vacated building to construct the 47-story project, a spokesperson for the developer said. Covenant House will purchase two floors of it for administrative space.


This is just north of the new PA bus terminal, close to the site of the PA’s planned residential tower.

Gotham Files Permits For 47-Story Skyscraper At 550 Tenth Avenue In Hudson Yards, Manhattan

The proposed 520-foot-tall development will yield 436,188 square feet, with 343,350 square feet designated for residential space, 57,302 for community facility, and 27,556 square feet for commercial space. The building will have 453 residences, most likely rentals based on the average unit scope of 757 square feet. The concrete-based structure will also have a cellar.

Handel Architects is listed as the architect of record.

Demolition permits were filed in September 2020 for the eight-story building on the site, formerly occupied by Covenant House. Gotham Organization is wrapping up construction on the new Covenant House headquarters at 460 West 41st Street in Midtown West. An estimated completion date has not been announced.

If the city hadn't screwed the pooch and failed to fund the 41st&Tenth 7 train station, we'd probably be getting a nice first world entrance in the base of this tower. We'll probably eventually get the station but it will cost 3 times more than it would have originally.

Gotham has a rendering on their website with a different design featuring what looks like red terracotta. If I had a choice i'd pick the red one.

Financing Secured For 550 Tenth Avenue In Hell’s Kitchen, Manhattan

Covenant House will use the the office space for administrative purposes for its new 80,000-square-foot international headquarters located nearby at 460 West 41st Street. Covenant House’s now vacant facility on Tenth Avenue was purchased by the Goldman Sachs Asset Management JV, making the 550 Tenth Avenue development possible as well.

“Facilitating Covenant House’s move into its new home is an accomplishment we are incredibly proud of,” said David Picket, president of Gotham Organization. “Working hand-in-hand with such an important social services organization has been a very rewarding experience. This is yet another example of how public-private partnerships can have a real impact on the city and better the services available to our community’s most vulnerable residents.”

Both market-rate and affordable housing residences will have access to a 10,700-square-foot amenity suite on the eighth floor of 550 Tenth Avenue, with two outdoor terraces. A fitness center will feature new cardio equipment, weightlifting areas, a yoga room, and stretching space. An interior lounge space will be designed to function as a coworking space during the day, with individual work stations and a conference room. There will also be a rooftop lounge and outdoor landscaped roof deck on the 45th floor, giving residents unobstructed southern views of Manhattan, Brooklyn, and New Jersey across the Hudson River.

“We are thrilled to partner with Gotham on the next phase of this highly impactful project, which will provide Covenant House with state-of-the-art office space and amenities to advance their critical work of supporting vulnerable young adults across the city and around the world,” said Michael Lohr, vice president in the Urban Investment Group within Goldman Sachs Asset Management.

I much prefer the original design with the tan brick, but Handel usually does pretty good work, so will hold out hope the materials on this one turn out nice. Hoping for red-glazed terra cotta and not red metal panels.

Other amenities include a fitness center with cardio equipment, weightlifting areas, a yoga room, and stretching space, as well as a flexible interior lounge designed to function as a co-working space during the day with individual work stations and a conference room. Gotham Organization’s website puts the completion date of 550 Tenth Avenue for 2024.

I'll just mention again how much I hope there is at least a bare minimum provision in the foundation of this tower for an entrance to a possible future 41/Tenth (7) subway station.

There's a sudden end to highrises above 43rd St. This tower is part of a cluster of towers and won't standout in the skyline from most angles, especially after the Port Authority Bus Terminal project wraps up.
