many of those are state routes- which means the state in in the lead on design changes etc. City doesnt have a ton of control over state streets.

I think its 7 stories and if you dont have space you cant use a crawler crane. Tower crane has tiny footprint so its not only about the height of the building.

I'm actually surprised that people don't understand big trucks have to get through these areas to make deliveries or take certain routes.

How do you guys think all the building materials for that whole area got there? by bike or bus?

Seven Stories Will Rise on Corner of Exploding Ridge Ave. Triangle

Current view of the intersection of 13th Street & Ridge Avenue in Spring Arts/West Poplar/Whatever you want to call it:

Corner of Ridge Avenue and Wallace Street where 7-story building will rise:

Site plan:

Building elevation:

Townhomes coming up at 13th & Wallace:

Quote:
Thanks to a recent zoning permit, we know that we should see a now seven-story building rising here. The new building will rise seven stories and consist of 24 units, with a commercial space on the ground floor. A drive aisle off of Ridge will allow access to 11 total car spots, though only six of them are in this new structure. In an interesting maneuver, the total number of spots is spread out across the other buildings, which also happen to be part of this same address. This HDO Architecture-designed building will include multiple balconies and some sort of indented area on the Ridge-facing facade.

Revised Design Revealed For 2300 Market Street

Project is shifting from luxury apartments with ground floor retail to life science/office space with ground floor retail.

Old design:

New design:

Quote:
Center City West is seeing a surge in construction, where one of the more notable developments is an overbuild proposed at 2300-24 Market Street. The original iteration was designed by Tantillo Architecture, with Lubert-Adler as the developer. The architect behind the latest design is KieranTimberlake, and Breakthrough Properties is the developer. The building was originally planned at 202 feet and 14 stories tall, but now the plans show a slightly shorter, nine-story structure. In a city meeting, four slides were presented showcasing diagrams and three new renderings of the new, distinctive design.

I've posted the video link to the May 10th presentation to the Center City Residents Association here: https://www.facebook.com/groups/Phil...3524264602871/

New focus, developer, architect and plans for a block-long overbuild at 23rd & Market St presented this week to Center City Residents' Association

Yes, it's now to be a 'life sciences' project, because of course it is. Jon McCandlish, principal at KieranTimberlake, and Joe Traynor of Breakthrough Properties discussed the design for CCRA in the video linked below. Sadly, the western-most building at 2324-28 Market will go away in this new plan.

Construction is expected to begin this year, with occupancy toward the 2nd half of 2024.

I'm all about the densification of Ridge Avenue but good god that's ugly.

110 N Bread St. Anyone have any additional info on this? Pretty safe to assume apartments.

This was formerly an underutilized building entry with a few surface parking spots. This was built against another building, now behind it, covering several windows. But based on the width of that building, it's possible that it was only a single loaded corridor and this is some kind of building expansion? I'm pretty happy with how it turned out. Nothing too special but brick with masonry sills and lintels are nice.
