Things have been pretty quiet with regards to the VA's desire to move to or near Mission Bay, but SF Business Times has an update on the situation. Looking to develop a public-private partnership to fund a $500 million plan in Mission Bay.

Three options for siting:

1. Salesforce land across Third from UCSF campus. Article mentions that Benioff has been rumored to be trying to find a way to donate at least some of that land to UCSF.

2. Block 40, the triangular parcel that will be squeezed in between 16th, future Owens, Mariposa, and 280. Developers have already submitted concept plans for 700k SF of office on the site, but obviously that could be changed. UCSF had been rumored to be looking at the site as a possibility for its plans for 300k SF of ancillary space, but things have apparently gone quiet on that project, so not sure what's going on there.

3. The most puzzling one: Current UCSF land. All of the UCSF campus is pretty much accounted for already...the research campus is going through finalization of master planning right now, and they're trying to squeeze in every bit of research, administrative, and housing they can, so I can't imagine VA being able to build there. So that leaves the hospital campus, which in theory has the space but which is planned to house an eventual expansion of UCSF's own hospital there. UCSF talks of a shared UCSF/VA space as being ideal, but I just don't see how you can fit all of that programming on UCSF's land.

More on what the VA is looking at...it's just research and administrative functions they want to move.
Quote:
The VA is looking to add roughly 340,000 square feet of space to its facilities — 260,000 square feet for research and another 80,000 for administrative purposes, Cheary said.

Alexandria has signed up a "leading mid-cap life science company with an equity market capitalization of approximately $7 - $10 billion" to take nearly half of 499 Illinois, the southern building in the Fibrogen complex between 16th and Mariposa near the bay. No word yet on which company it is.

update on the path between blocks 13E and 13W...plantings are going in... as seen from the same angle as in previous photo, from the north (Channel) side:

... and looking back from the south (Long Bridge St) side:

looks like entrances to some ground-floor units on either side may be directly off this path, which would be nice - just hope that doesn't mean it gets gated off or something.

all pics from Sunday...

looking northeast up the length of what will be Long Bridge St, block 11 on the right, 12E on the left

walking up the street, the base has been fully poured past the end of block 13 to the future dog run (P5) on the left:

closer-up view of the SW corner of block 13 (pile-driving continues on block 13W):

I was surprised that curbs as far south as the ones separating sections of the Commons were going in. looking south:

and looking back north:

and part of the base of Mission Bay Blvd North has been poured (looking west, so the future Commons would be on the right):

here's a shot north up Fourth showing the west streetwall starting to emerge above the trees:

and looking back south at dusk:

the view looking east along Channel with block 13E on the right:

the base for the crane has been set up at UCSF's newest building site:

the public safety building doesn't look too different, though there is new scaffolding around the old firehouse:

and since it's been a while, here is the Saitowitz building on 21st:

I spoke too soon (about the developing passageway between blocks 13E and W)!

a few random shots from yesterday...

westside streetwall rising on Fourth:

the corner of Fourth and Channel (block 13W):

looking south at the corner of Long Bridge and Fourth (block 5) on the right:

looking west from Fourth at Mission Bay Blvd North:

Google Maps is showing the Mission Bay traffic circle as open. I'm assuming that's an error, but has anyone had a chance to check it out recently?

EDIT: Now I see the earlier post mentioning this. Thanks for the photos!

SPUR report on the possibility of tearing down 280 back to between 17th and Mariposa, undergrounding the railroad tracks, and building on the Caltrain yard.

Many other possibilities for urban design improvements would be created as well. A new, greener Hubbell Street would link Mission Creek to Jackson Playground. A series of smaller pedestrian plazas and areas of widened sidewalks could sustain an active streetscape south of Mission Creek. San Francisco could have its own version of New York City’s High Line if a segment of the freeway were repurposed as a raised park. And perhaps most important, the Showplace Square/Potrero street grid could be reconnected with Mission Bay.
This would be fantastic. The elevated park sounds especially awesome

It seems pretty pointless to leave such an unused section of freeway there. While I wouldn't agree that it should be cut to 16th (literally no connections to lateral streets on 16th unlike 6th), cutting it back to Mariposa would make more sense.

a few pics from this evening...

the view NE up future Long Bridge St from its western end. you can't see in the photo, but there were new piles lying around on block 12E (which is on the left in the shot), so pile-driving may start up there again soon (test piles had gone in some weeks ago):

stepping back a bit to take in block 11. Long Bridge St coming in on the left, and future Commons coming in on the right:

and moving forward again to the business end of Long Bridge, where the action is (clockwise from left we see blocks 13E, 2, 3, and 5):

speaking of 13E, the wood framing is rising into the third floor above the concrete base. here showing the corner and edge along Channel:

almost the same shot, but looking more directly down Fourth:

and for those who like comparison shots, here's where we were almost exactly 5 years ago (24 Jun 2008) - Strata still in progress, Fourth still a bed of dirt:

.... and a couple other random shots. here is the public safety building, which is getting some concrete around its base:

and the Illinois St side of 2121 Third:

Thanks again timbad! Love the before/after down Fourth.

Speaking of Block 12E - Here are some renderings and plans from Bosa and Chris Dikeakos Architects.

Love how page 6 is all about shadows at certain times and in certain seasons. So SF commissioners are equally concerned about shadows in a master-planned new construction low/mid-rise district like Mission Bay??

Hey, at 16 floors and 160 feet plus mechanical, it's getting up there!

well, only to a certain extent. in the doc it also says that as long as you stick to the general building guidelines of the MB area (which this project does), you don't have to do an extra shadow analysis. I think what is there is simply informative.

and thank you, nice to get a look at that.

personally am content with the rendering, but the most interesting new thing I learned from the doc is that the little street that runs between blocks 12 and 13, which I assumed would be called Fifth, is actually to be named 'El Dorado'. hm, now I wonder if that will be the name on both sides of the dog run...

also in the doc, noticed that it says the MB guidelines require a pedestrian mews accessible to the public on both blocks 12 and 13, so my minor concern about the new passageway on block 13 possibly being gated off was unfounded.
