6523 Landsdowne Ave., which has been home to Lewis C. Cassidy Academics Plus School since 1924.

You may have noticed that we were using past tense when describing the historic school building, which sadly has been undergoing demolition since late last year. While it is sad indeed to see this fine example of educational architecture meet its end, this is an instance where function takes precedent over form. Many of the school district’s building have fallen into disrepair (amongst many other issues which are disappointingly too numerous to name) in addition to being designed for a different set of needs a century ago. Cassidy Elementary was one of the schools with the worst levels of dangerous mold and other issues, per the Inquirer. So as we mourn the loss of a handsome building, let’s celebrate what’s heading our way thanks to the delights of CDR, with a new design coming from EwingCole.

Another Proposal for Vine Street at the Northern Edge of Old City

The lot at 416-24 Vine St. is one of those places where a business made some sense, at least up until recently. This low-rise structure is home to the William Mac Millan Company, a poultry wholesaler that has been around for well over a century.

Thanks to a submission to the Historical Commission, we know now that something new is in store for the site. A six-story, 70-unit apartment building is planned to rise here in place of the 1940s era low-rise structure. This building will feature a small commercial space on the north side of the site, demarcated by tan-colored awnings.

But do note that the committee did NOT deny the application, but rather RECOMMENDED that the PHC deny the application. The committee's recommendations are ADVISORY only. In many, maybe most, recommendations of denial, the applicant subsequently makes changes and submits a revised design before the meeting of the full PHC. The Arch. Comm. chair, Dan McCoubrey, who also sits on the full Commission, will further advise at the PHC meeting as to whether those changes appear responsive to the Architecture Committee's comments. This will be on the PHC's July 8th agenda, unless the developer decides to withdraw and resubmit to the Architecture Committee at a later date.

The Infinity Collective has teamed with Spruce Street Commons to bring a 220-unit addition to the Garden Courts Plaza garage on the south side of the block. This BLTa-designed building (which is by-right and has zoning permits in hand) will pair quite nicely with this other new structure, creating a very dense block where there currently isn’t much happening – presumably to the enjoyment of those who originally planned a large number of buildings on this very block prior to the Great Depression.
