YIMBY Checks In On FXCollaborative’s 31-Story Mixed-Use Tower At 185 Broadway In The Financial District

YIMBY went to check on the construction progress at 185 Broadway, a new 31-story residential tower in the Financial District designed by FXCollaborative and developed by SL Green. Pilings and excavation are currently happening.

The ground-up structure will yield 209 rentals with 63 units, or 30 percent, dedicated to affordable housing. Residences will range from studios to three-bedroom homes, and two flagship retail spaces are set to come on the ground floor. Three floors of commercial space will have their own dedicated entrances on Broadway and Dey Street and be separated from the main residential doors. The rendering also shows a number of landscaped outdoor terraces on the multiple setbacks of the superstructure, which will be enclosed in glass panels with two distinct patterns of window mullions.

Developers had to overcome a number of obstacles to get to this point, beginning with the demolition of three low-rise structures at 183 Broadway, 187 Broadway, and 5-7 Dey Street. SL Green then had to obtain 66,186 square feet of air rights from 189 Broadway, as well as light and air easements for the cantilevered portions of the building’s L-shaped design. A 35-year property tax abatement was acquired, thanks to the enrollment with the New York Housing Program. Finally, $225 million in construction financing was secured from United Overseas Bank Limited and Helaba to enable the project to rise.

YIMBY last reported that the reinforced concrete foundations for 185 Broadway are scheduled to be completed by December 2019. Meanwhile, SL Green is aiming to obtain a Temporary Certificate of Occupancy by March 2021.

It’s absolutely amazing how the stretch from Park Row through 140 Broadway has changed for the better in the past 10-15 years beginning with the Fulton St Transit Center. That site used to be infested with a warren of broken down little buildings. Same with Park Row.

The Achilles Heel to this area is the one-story, filthy piece of garbage at B’Way and Cortland with the sushi place that looks like it could give you ptomaine poisoning if you eat the food there.

SL Green’s 185 Broadway Now Several Floors Above Street Level In Financial District

The superstructure of 185 Broadway is now several floors above ground in the Financial District. Recent photos show the state of progress at the site, which is located at the southwestern corner of Dey Street and Broadway, directly next to the Fulton Street subway station and one street away from the World Trade Center. The formwork for the reinforced concrete columns, walls, and floor slabs has surpassed the abutting structures as work proceeds around the above-ground subway entrance.

It won’t be long before the three stepped cantilevering platforms on the northern elevation begin to take shape. This architectural gesture visually interlocks with the first few levels of 185 Broadway, but its glass curtain wall of floor-to-ceiling windows is juxtaposed with the dark grid of tall, narrow windows of the lower portion. The protruding edges will extend all the way up to the landscaped terraces on the multiple setbacks and the central roof parapet. The building will contribute nicely to the streetscape, as it will obscure the large, windowless face of the adjacent skyscraper to the west that carries the Century 21 flagship department store.

Sixty-three of 185 Broadway’s 209 rental units, or 30 percent, are dedicated to affordable housing. Residences range from studios to three-bedroom layouts. Two flagship retail spaces will be located on the ground floor. Above them are three stories of commercial space, accessible with their own dedicated entrances on both Broadway and Dey Street. These are separate from the main residential doors and lobby.

SL Green is aiming to obtain a Temporary Certificate of Occupancy for 185 Broadway by March 2021.

7 Dey Street Completes Construction In Financial District, Manhattan

Exterior work is complete on 7 Dey Street, a 34-story mixed-use tower in the Financial District. Designed by FXCollaborative and developed by SL Green Realty, the 404-foot-tall structure yields 260,000 square feet with 209 rental units ranging from studio to three-bedroom layouts, 26,000 square feet of office space on floors three to five, and 17,000 square feet of flagship retail space spread across the basement, ground, and second floors. Douglas Elliman Development Marketing is handling marketing and sales and INC Architecture & Design is in charge of interior design for the property, which was formerly addressed as 185 Broadway and is located at the corner of Broadway and Dey Street. The development was made possible thanks to un-utilized air rights SL Green purchased from the Metropolitan Transportation Authority (MTA).

Finishing touches have concluded since our last update in November, when a tall assembly of scaffolding covered the lower floors and façade work had yet to begin on the podium levels. This has all been removed, revealing the completed look of the full building.

The following photos show the details in the finished façade, particularly the glossy dark metal panels that cover the mostly blank southern wall. The slim eastern profile emphasizes the tower’s verticality through the use of rectangular punched-out windows, while the opposite northern corner is composed of a pattern of glass and metal stripes with black mullions. Several setbacks are scattered across the top floors of the structure.

Homes are fitted with wide-plank white oak flooring, oversized windows, quartz kitchen countertops and full-height backsplashes, custom cabinetry with integrated lighting and appliances, porcelain bathroom tiles, custom vanities and mirrors with integrated lighting, and Bosch washer and dryers.

Residential amenities include a 24-hour attended lobby, a concierge with valet services, lounge, a coworking lounge with a wet bar, a conference room, a health club, a yoga studio, bicycle storage, a penthouse club lounge with cocktail tables and a wet bar, an outdoor terrace with dining and screening areas, an outdoor bar with BBQ stations, a sundeck, and a fireplace lounge.

The property is located directly across the street from the Fulton Street subway station.
