Love the midrises too... and this one will have 10% affordable units. Something, at least. Looks like a fantastic project, though!

VERY interesting take on the PSGE land possibilities... Definitely something that would be done if a Marion PATH station is added. Possibly like 20 years down the line,15 if we're really lucky... but a really exciting idea for the long term, as Bayfront is winding down or built out and the West Side as a whole comes alive, makes total sense to concentrate then on that undeveloped area. The Puccini project on the far end of West Side Avenue will help speed up the Marion PATH timeline.

More of a master plan than an actual proposal at this point but there are 75 and 65 storey towers planned just west of Mana Contemporary. that may come come about if the Marion PATH station is approved.

This is larger than I was anticipating. Additionally, it also looks like that Toronto developer that purchased this site knew what they were doing after all. Expect the prior development (renderings below) to be replaced with more Journal Squared-type development if this happens. Best of luck!

JERSEY CITY, NJ - For most passengers taking the PATH train heading west in the direction of Newark, the next station after Journal Square has always been Harrison.

This will change if officials get their request, establishing a Marion Street PATH station to service the rapidly growing west side of Jersey City.

Mayor Steven Fulop recently joined Hudson County Executive Tom DeGise, and U.S. Senator Bob Menendez seeking construction of the new station.

In June 2019, the Port Authority of New York and New Jersey announced a $1 billion plan to make upgrades to the PATH system which included adding new cars to the existing trains between New York Jersey City, and Newark. The plan also included a study for expanding the current 9-car trains to the World Trade Center and the 8-car trains to mid-Manhattan to 10-car trains.

A station feasibility study found that it is physically feasible to locate a new PATH station in the area of the Lantera and Mana development sites – lower Newark Avenue west of Tonnelle Avenue. It examined two options for locating the proposed PATH station and platform, both incorporating a station platform capable of accommodating a 10-car PATH train.

“Currently there are nearly 20,000 residents within walking distance from the proposed PATH station location, 30 percent of whom do not have cars,” said Mayor Steven Fulop, in urging the Port Authority of New York and New Jersey to consider the new station.

More than half of Jersey City residents use public transportation, Fulop said, quoting the 2018 American Community Survey, and noting the 30,000 additional residents that have come to call both Jersey City and Newark over the last decade.

“The proposed PATH station would provide thousands of residents every day access to reach better jobs, housing, education, healthcare and countless more opportunities,” Fulop said.

The broader Journal Square area currently has 3,000 new residential units under construction, 11,500 more approved for construction, 330,000 square feet of office space approved for construction and 375,000 square feet of retail space approved for construction.

These numbers do not include the partnerships Jersey City has created with Centre Pompidou or work to turn the Historic Loew’s Theatre into a performing arts center. Little India is located in the general area of the proposed new station.

Fulop said the city is looking to developers to fully fund the construction of the new two-platform, ten-car above ground station, using tracks previously constructed with such a station in mind.

“We have met with the developers and their transportation/rail consultants,” Fulop said. “We are encouraged by their preliminary findings that the proposed PATH station is not only feasible, but also ideally located to provide much needed transportation for this growing community as development continues to expand away from the waterfront and Journal Square proper.”

Menendez echoed Fulop in his support of the new station.

“The construction of a Marion PATH station would help to improve access, mobility and affordability in the community, while contributing to potential economic development and growth,” Menendez said.

Residents not happy with plans for potential 13-story hotel in Jersey City Heights

JERSEY CITY — A proposal to build a 13-story hotel and residential complex along Route 139 was met with staunch opposition from residents during a community meeting Wednesday night.

The developer, Chosen Properties, wants to transform a half-acre property near the busy intersection of Kennedy Boulevard and Route 139 at the southern border of the Jersey City Heights. The plan, as presented to more than 60 residents who squeezed into an empty real estate office that currently sits on the property, calls for a total of 274 units — 233 hotel rooms and 41 residential units.

The building, whose entrance would be on a section of Route 139 known as Nardone Place, would also include a rooftop bar and restaurant.

But as Charles Harrington, a lawyer for the developer, and Anthony Vandermark, an architect on the project, made their presentation they were peppered with questions and concerns from residents. Harrington and Vandermark were interrupted by frustrated residents who frequently yelled out during their presentation.

“It’s too big for our neighborhood. Put it in your neighborhood,” one woman yelled.

I will never understand why everyday laypeople suddenly think they're experts on urban planning when a proposal comes around they mistakenly think they have dominion over. I can't even imagine what certain urban neighborhoods would look like if this absurd form of entitled nimbyism existed 100 years ago.
