Plans call for the demolition of three Walnut-facing buildings, with a 12-story, mixed-use tower to take their place. Featuring dark brick along the ground level, the upper portion of the tower is a mix of different shades of neutral paneling, with plenty of glass to complete the contemporary look. 136 units will make up those upper floors, with two commercial spaces taking up the ground floor along Walnut, and an office space taking up the entirety of the second floor. Campus Apartments will be taking up the office space here, which won’t be much of a move from their main office which sits immediately across the street from this project.

Since many of us know from experience, the final built structure usually looks not as good as the drawings, I'm certainly not expecting very much out of cube of crap. I wonder if the City or the design review will do anything about the curb cut on Walnut St. It looks like it will be for both entering and exiting the building, which will be a mess at best. Plus, this pile has a large car entrance on 41st St. to serve the ground floor parking, and a drive heading south, so I don't know why the Walnut St. cut is needed. This building is one block from campus, I would imagine Penn related people will be the tenants, so hopefully there won't be tons of car trips in and out.
Is this site limited by zoning or otherwise, to this height and/or number of units? If they are going to this expense, I would think that the developer would want to take both the height and unit count to the max.

Campus Apartments’ latest plans for Walnut Street in West Philly come into focus

The new headquarters for Campus Apartments, a national student housing business, got its public debut Tuesday.

The city’s Civic Design Review Committee — a board of architects, planners, and developers who offer nonbinding suggestions for major developments — praised the developers for conducting extensive community engagement in West Philadelphia and altering the project design accordingly.

The apartment building is planned for 41th and Walnut Streets, just off of the University of Pennsylvania’s campus. It would consolidate the company’s many offices in University City into one building, on the second floor of a 12-story tower.

The developer tweaked the building to add warmer design touches, such as wood-like paneling, in an attempt to have the building better match its surroundings.

Two residential spaces and a handful of parking spaces would be on the ground floor. The project includes 23 parking spaces overall. The 10 stories above will include 136 apartments with 295 beds, including a penthouse level.

The project needs no zoning relief, and neighborhood groups legally have little influence over its outcome, but Campus Apartments has met repeatedly with the Spruce Hill Community Association, other neighborhood groups, and Councilmember Jamie Gauthier’s office.

“We see the design as … superior to other similar-scale buildings in the immediate vicinity,” said Andrew Goodman, director of equitable development with Gauthier’s office.

This newer design is somehow even worse. At least the original had symmetrical windows throughout the building.

looks like re-design has wider windows and more of them. but yeah both designs are ugly.

First one was half decent. Second version is a quarter decent. But this one never really a stood a chance of support b/c of what it was replacing. Shame.
