Less than a 10 minute walk to Target or 2nd & Fairmount, 5 minute walk to 2nd & Race or MFL, less than a 5 minute walk to the Delaware River (and the new trail that already getting plenty of use even though it's covered with "closed for construction" signs). I think the location is great.

This is going to be in the heart of a new neighborhood
transit, highway and just between 2 very popular areas and what will surely be a new world class waterfront.
Sounds like a good investment to me

From National Real Estate Development. Looks like this is starting soon:

That development will be built in three phases of which the first is expected to begin at the end of the first quarter or beginning of the second quarter, Killinger said. It will involve constructing two apartment buildings — one at 200 Spring Garden St. and the other at 412 N. 2nd St. — and have a combined 750 units.

“We’re excited to take the ideas and things we learned at East Market and apply them to Northern Liberties,” he said. “There are things that worked well.”

IMO, "The Philly Special" aka a massive rectangle that is nearly as wide as it is tall (i.e. parktown place) is an okay description of this building. Depending on the materials it ends up using, it can still be a very attractive building.

But I couldn't think of a better spot for a Philly Special, could you? This whole stretch of Callowhill and (into Vine St) could be lined with boring boxes atop parking podiums and it wouldn't bother me. Would be great to see that as our next Gentleman's Agreement: Build that crap here and only here.

Looks like the developer is building a very similar building in Chicago.
